    i’ve claimed books and courses, your computer ( usually they depreciate over 3yrs), anything related also, for example property magazines etc

    With shares you could claim the newspaper ( be reduntant with computers nowadays as you’re getting yesterdays closing prices)

    You can claim many,many things, just don’t expect your accountant to give you all the info’ – he only see’s you once a year and doesn’t know what you’re up to all the time.

    In my experience you can claim airfare and accomodation, keeping a diary is the easiest way i.e – Day 1 , fly in, see real estate agent 1,2,and 3
    Day 2, look again at properties i was comfortable with, plus others
    day 3, relax day and call mortgage broker at home
    day 4, complete deals,
    day 5 fly out

    Never had a problem with this before when i held a property 3900kms from where i lived, and as it was the major city in the state, took my holidays there and claimed a ‘portion’ of airfares etc, seeing PM etc

    Tax time can reap many rewards, talk to others and ‘ask’ many questions of your accountant- if you can find one into property, all the better!!

    At the moment doing the same building equity in current PPOR ( cheapest and easiest ways to do this is renovations etc, doing the work yourself -then re-value , also re-value your other properties if it hasn’t been done for a while )

    Still searching for properties and wish i had more time, expect rates to go ‘up’ again in next couple of months, would ‘Love’ to get a + geared property before then.

    There will alwaysbe areas where property get’s good growth, even in bad times, it’s just finding the next ‘Boom town’ or ‘suburb’

    Also looking at hedging my bets and balancing out my investments by investing in some shares ( other than what my super fund does- and happy the papers expect Super to achieve around the 7% return in upcoming year, be nice after the – growth)

    B+ is not just a blood type- it’s an attitude [;)]

    Wouldn’t buy a block of land and build here ( WA ), you’re looking at 12-14 months to get your house built lately… shortage of bricks or something

    PINKY AND ARTY ‘DID’ SEE NEW YEARS IN WITH A BANG!![}:)]

    WE WATCHED A MOVIE AT ARTHOUSE STYLE THEATRE, WALKED OUT AND SAW IT WAS 1155 SO ‘RACED’ TO VIEWING PLATFORM, ONLY ABOUT 100 PEOPLE HERE ( BUT KIDS,SPARKLERS ETC SO ‘MADE’ GREAT MOOD) AND A HIGH VANTAGE POINT, SO GREAT VIEW OF FIREWORKS THEN HOME TO ‘CRACK’ THE CHAMPAGNE AND……

    Guess it all depends on your financial situation and what you can afford to do or buy, with two kids and a wife to support? plus the – geared properties you are probally on a better wage than most, property will appreciate in time ( even in rural areas – just slower)

    A dollar spent on your – geared property only gives you 30% back on the median wage, spend $1 get 30c back at tax time ( basically)

    – gearing does limit you to the number of properties you can accquire in a given time frame, Still In School has the right idea- a ‘balanced’ portfolio, the don’t put all your eggs in one basket methodology : )

    My – geared properties have appreciated nicely over the last few years, so has PPOR ( 38% in last 12 months), IP’s are nearing + geared, be great when we have next child and down to 1 income. and i’m looking for next IP… a + geared one, plus allocating some ca$h to shares.

    Some people are too indoctrinated into – gearing,some years back a Friend in the Police Service i knew sold his IP as he had it for many years and was no longer getting the tax breaks.. Things that make you go Hmmmmmmm

    My fathers been using TPG for ages and V Happy, also Co-worker uses and he’s happy also with the Company ( Me- work shouts, they’re there own ISP)

    Rents go up ?? Yay, maybe they’ll match the yearly increase in rates, or other increases!!

    We looked back at some of our rates about a year ago, i think they averaged about a 9% increase each year, also State Gov ( WA) has increased stamp duty last two times in a row..

    Wages, well they got rid of workplace agreements here, so our company “along with a few others” registered Federal workplace agreements, a wage Rise “I’d like to see that”

    Agree with Still in School, in the old days people had a job for life, aimed for the gold watch etc, nowadays i think they say you’ll average 7 different jobs in your career.

    Job security is basically- how hard would it be for your company to replace you! The world is constantly evolving, you have to too.

    Jobs are becoming more ‘specialised’ and you have to be careful, as with investing not to put all your eggs in one basket. Jack of all trades Master of none comes to mind ( OK Jack of All trades Master of some is better)

    Learn many and varied skills, most people are willing to teach, i’ve learnt a lot just from giving friends or family a hand. Or if someone at work does something i don’t know how to do i get them to show me, now others call me for help.

    On the investment side of things… do what ‘you’ feel comfortable with, good to see you’re open to other ideas though..hey your on this forum.

    With the tenant, i’d be on the Agent’s back ‘big time’ that’s what he’s paid for, as liverpool said, cover yourself with your insurances, rental agreement should have been sorted- agent’s fault,
    as with rental arears..

    As far as ‘how should you handle it’… how would you handle it if the person was not in a wheelchair ? It’s only ‘Discrimination’ if you follow the course of action solely because of the wheelchair.

    On another subject.. how do you go about doing renovations ( And i presume some are major, with the tenants still in place ? ) I wouldn’t be happy with a tradesman working on the property all the time and the inconvenience caused..
    Seriously though.. I’m interested

    Thanks for those post’s

    Food for thought !

    I’ve found some better commercial properties since that post, returning a lot better than 7.5%, most seem to be returning 9% with the odd few in 10%-13%.

    Like i said, haven’t invested in Commercial property before, so just ‘searching’ at the moment and trying to learn a bit more about the ins and out’s of such..

    Have my handy COCR calculator to look at these deals a bit better too.[^]

    At the moment don’t have the free time to go visiting some of the rural areas, the net’s ok, the papers better, but actually ‘getting out there’ is the best i believe, so looking at other options…..

    Might have to contact some “Commercial Real Estate” companies locally and see what they have tooffer and look at the returns..

    Forgot to add…… purchase 11+ properties like S.I.S, and get him to tell me where this New area he’s discovered is LOL

    Actually, looking at changing careers, went for an interview couple of weeks back and have progressed to a second interview, wherein i meet the company director !! ( Fingers crossed X)
