    Used to work at a Club in Northbridge ( Perth WA ) when i was younger ,where once a month they had events such as these, some night’s was members only and locked doors.. They even had an Extreme Team “Ouch”

    I love hanging out in cafes, reading the newspapers, occasional clubbing, bdsm events, and loving my gf to pieces :o)

    Fun is usaully movies, dinner, walks/jogs along the river or beachside, spending time with my wife and son and respective families

    Time saving? Internet to look for the properties- should give you an idea of what youre after I spose
    Yeah, doing plenty of that from here. I don’t seem to get many email replies from local REs when I enquire about particular properties thay have listed.

    YEP..[:(!]

    You get a lot of that, some won’t even get back to you, figuring that if you’re serious you’ll contact them via phone … and sometime’s these ‘Agent’s’ miss out on sales[V]

    The mortgage brokers ‘are’ the way to go [^] especially as you’re time limited, contact those on the Forum here..

    When you’re that drunk… you ‘see’ and ‘hear’ things, just the other day i had a drink or two and i’m sure ‘all’ the good looking girls in the pub were looking and talking about me, and after every drink i had and went to the toilet “Hey” suddenly i was better looking.. and found ‘rhythm’

    Over the last year or two property in Ocean Reef, Mindarie, Clarkson Merriwa etc has all achieved great growth what with FHOG and the Property Boom.. heck, a friend even made $40k on a basic block of land in Brighton,which he sold, another made 80k ( on paper, with land in Mindarie .

    Aussies Love the beach and the River, where would you rather go for an evening stroll..

    Remember with – gearing depending on your tax bracket you only get that portion back ( for me 30c in every dollar outlaid, so you want the growth to be great ) you’re also resricting the amount of your purchases you can do…

    me i’m a believer in S.I.S’s way of thought and have a mixture.. like life it’s all about ‘balance’ [^] “Some negative and Some Positive”

    Yes, i’ve got a property up that way too..[:I]

    Just remember with the 2 properties in 2 different suburbs, you spread your risk !

    Just a fast reply,

    i too used DEPPRO and was happy with the results as for which method to use… it’s up to your personal strategy…

    As julia said re Post 1985 properties, i’d still get a QS in, as you may have a 40yr old property, but some reno’s done 15yrs ago, carpets, 5 yrs ago, air cond 3 yrs ago etc..

    A lot in Margaret Lomas’s books re Depreciation, also check out deppro’s website..

    Some of the banks i believe give you the ability to pay of an extra $10k p/yr.. don’t Quote me though

    Remembering that you have entry and exit fee’s with any quick deals and CGT to contend with,or, if you’re just trying to access your equity… why not speak with your bank/broker and see if you can refinance taking your original loan back up to 80% ??

    Just ideas here, i’d contact mortgagehunter or Terryw for a better picture of your options

    Whats your opinion of the investment ??

    Take this the right way but rather than search ‘realestate.com’ or such then post deals on the site, asking others on the viability of the deal,do some reasearch on the town, population, proximity to services and larger towns, prospect of getting tenants if the one in place departs ( don’t always believe the Agent selling the property ! )

    Also by posting ‘all’ the details you could find yourself losing the deal rapidly. Do some research on the areas you’re interested in and then post queries on the Forum,and, believe me everyone here is quiet helpfull and will assist you in your efforts to find a property that meets your need’s and that you’re comfortable with… remember anyone can give you advice,but, you have to be comfortable with the deal..

    Doesn’t recovery man get here on the 19th to the 21st ( Monday-Tuesday-wednsday ) ??? Saturdays the 17th ??

    I can’t make the Saturday as i’m working..

    If you do get together as a group though,on Saturday, Great, be good to get some brainstorming happening over here and i’ll surely be at the next one.. : )

    Had a quick look 4×2’s for sale in Embleton around the $240+ region, that’s established.Not a bad area, close to the “Galleria” shopping centre, golf course and Tomkin Hwy not to far away ( shortish trip to airport or city even )

    You could do worse, though, as we said, building new is a slow process at the moment.

    So you getcharged interest, just not much, as you pay it off over a few day’s then ?

    Reminds me of the story of Diners club points and free trips and some people with cash for vehicles, paid for the vehicle on ‘Diners’ thereby recieving points, then paid the cash they always had for the vehicle into the Diners card account, wiping the debt, and earning enough points for a trip to the USA. “Gotta be happy with That”

    Only problem is using my cards for all bills/fuel/shopping etc i still only spend about $3500-$4000 each billing period, maybe there’s something to be said for ahving bigger bill’s and snowboarder’s someone who can smile when the bill’s come in : ) “Good tip” !!

    Smaller towns here ( WA ) and the further north you travel the longer the distance between towns. Fly-in-fly-out distressing ‘some’ of the smaller mining towns.

    Had a chance to buy some + geared properties but the prospect of the town winding down ‘worried’ me a bit so didn’t go ahead, so…. still looking : ( for something i’m comfortable with.

    Just completed the same and agree with you regarding finding a + geared property That you’re comfortable with I’ve found + Geared properties, but, you have to be comfortable with the area and the prospects of the town/popualation etc and be reasonably happy there is always a chance of getting a tenant.. no tenant no Ca$h

    All our loans with NAB, though we didn’t utilise thier card offered to us at a good deal ( due to all 3 loans being brought to them )

    Using Westpac/challenge card for ‘all’ living cost’s, paid out in full from LOC ( wages deposited straight into here) loan before any interest incurred. we redeem our points for Myers Vouchers, thereby paying for birthday/Xmas etc presents for free.

    Suits us..

    Yep..

    It’s amazing how some people want part of the profits but none of the risks.

    The property was there for the taking for him also, me i’m glad you did well out of it, the agent should be too, if i was him i’d be calling you with the next property on my books, because if you do well so does he, now- he just lost ‘all’ of your business..
