With what it cost’s for materials and the usual tradesmens markup of 10-15%, then the labour costs, you can save a great deal of money..
For instance – we got 3 different quotes to have the reticulation installed at our PPOR, prices varied from $800 to almost $1400 odd. We then looked at doing it ourselves, and saved $400 to $1000 just on the front yard.. however, we purchased enough materials to do the front ‘and’ back yard, so saved approx $800 to $2000 Plus,as the rear yard is almost 1 1/2 the size of the front yard also..
It cost us $70 to get a plumber to install a levered tap onto the mains water for us, and approx $350 in materials ( 3 solenoids, PVC piping, reticulation and sprinklers, controller )
We borrowed a trench shovel and got my father in law to connect the wiring to solenoids and controller ( he used to be an Auto-electrician ) he said that it should be easy, as all came with instructions, but electricity and i have an agreement, we don’t upset each other!

Lower wage bracket doesn’t necessarily have to hold you back, it’s ‘Not’ what you’ve got but what you do with what you’ve got..
Depending on your current loan situations ( P&I, Fixed, IO ) as to what it may co$t you to re-finance and break any loans, however if you had IO from a year ago ( 6% or so) and you change now (7%or so) the lender will be happy to offer you another loan as he get’s you back on a higher rate, so maybe minimal charges..
By re-financing you could take the other properties back to 80%, freeing up ca$h for the new deal.
As has been pointed out though my friend… take care over-extending yourself, or practice wearing a balaclava : )

don’t 4get the bank valuation will most likely be conservative !
Most R/E Agents also offer free valuations ( hoping to get your property to sell ) contact 2-3 of these also and get the valuations done after you’ve finished reno’s, this gives you an idea also and something to show the bank/broker.
Look at Properties of the same ‘type’ as yours in your suburb, what values do they have ? Remembering that a $1000 000 house in a $1000 000 suburb will be valued better than if it’s in a $100 000 suburb ( don’t overcapitilise )
Value add ( cheap additions other than the $5k )such as painting, gardens etc

Improve what you can, simple landscaping such as Mulch or Shredded bark to keep weeds down, you can even place newspaper ( 10 sheets together ) on the ground prior to putting Bark etc down. Newspaper is porous and any water can still drain through, putting plastic down doesn’t allow this to happen, and it’s cheaper than the weed matting available.
You can also plant Native plant’s ( less watering and hardy ) to assist by holding the soil together and giving some colour to the area ( some native’s have great flowers/colours). This tip is handy for large ( road verges or corner blocks where you have a lot of land content, but don’t necessarily want to water/ lay lawn on it all) and smaller areas ( that are hard to grow plants, due to shade/sun etc)
Learn how to graft plants, or strike them from cuttings etc.. a cheaper alternative than regular visits to the nursery, and you can obtain from Family/ friends etc.. you may even do well enough to sell extra’s to others ( garage sale’s/ markets)
A cheap fence can be erected by using Copper logs and rope ( drill 3 holes in each post Lower/Middle/Upper and thread the rope through) The copper logs are white ant resistant and can even be painted, this fence gives an effective ‘border’ to your garden.

I remember reading in a Dolf De Roos book that you, as the seller, could offer them finance… that way ‘subject to finance’ becomes invalid because you’ve offered them finance.. If True… Not a nice way to go though : (

Hmmm had a quick look at one of her property list’s sent to me by a forumite and a lot of ‘retirement’ places also a note at the bottom saying “some difficulties with financing may be experienced… for more information contact the property register”
Not exactly a confidence booster
And disclaimers on the registry i’e ” all figures are supplied in good faith, no responsibility can be taken for the accuricy of these figures”

The Aussie dollar hit a 19 year high on the trade weighted index, a measure of the dollars performance against a basket of curriencies from the nations biggest trading partners..
At the end of 2003 against the US dollar
Australian dollar 1st a 33% rise
The Rand 2nd a 29% rise
The NZ dollar 3rd a 25% rise
Tourism, Mining and Agriculture will be affected by our strong dollar as will Australian Wines..!
‘Mad Cow’ disease ( no not PMT [:o)]) in the US strengthens the Aussie beef business, Indonesias closed its borders to US Beef allready
The rising dollar will be great news for importers ( Export bad Import good )and rising wages also expected

My share watchlist would’ve made me a ‘mint’ ( kicks himself ) oHH but only if i had the spare dollar$ to put into it [}] bought the PPOR instead and it was the 5th best performing Suburb in the city.. so i’m happy []

Don’t know a lot about the Aged care units, only that usually Tenants enter into an tenancy agreement with the on-site management and allocate 85% of the aged pension and 100% of the Government rental assistance, rent usually inclusive of meals, laundry costs. Owners costs ( Management and body corporate ) paid by management out of rent and the remainder goes to you- the owner Monthly, rents reviewed 2x year according to pension reviews…
And finance who ?
These deals seem to be popping upall over Queensland, saw a few advertised on API magazine with some form of ‘rental Guarantees’

Hellfire is a fetish/bdsm club. People go there, wear fetish gear- latex, leather, pvc, corsets- whatever. Fetish gear is no big deal these days- watch Rage or a music show, and most of the bands will be wearing something black and shiny wearing black at the club- if people have no fetish gear- is mandatory. You wouldn’t want to stick out like a sore thumb there. and given that it’s a fetish scene, it creates a particular environment.
It’s a community club- for people involved in the fetish/bdsm scene. It used to be a club for general members of society to just come and stare at people, but now it’s more of a community thing- for people who are interested in, or involved in, the fetish scene- not just for people who want to gawk at anything different. New people need to enter there with a bit of humility- and respect others who might be different than yourself
I love it- i’ve been hanging out in the fetish scene for about 5 years- yay! It’s all good, old-fashioned fun
