    Hi all,

    Enjoyed reading that thread, it’s allway’s interesting to read other’s perspectives on the future of the economy and the Property market.. It gives an indication of thier strategies as well. And it’s allways good to compare..

    as a matter of interest our companies of to China to evaluate some business dealings and ‘have a look around’, there’s a large U.S business prescence in parts of China also.

    Predictions I have made since September have been :
    (a) Aussie $ to go to US$77… done that & more to come
    (b) Interest rate… I expected .5%… we got .25%
    (c) I expected the Dow Jones to exceed 10,000 by Xmas
    it did that plus…. as the Stock Mkts. pull back a bit over the next month.. expect complacency to take hold again in the R/E Mkt… especially with a likely hold on interest rates in Feb, Why? The Aussie is strong and getting stronger as the US$ crumbles.

    I Remember that Bill [;)] you’d make a good secondary income in the fortune telling game !

    As far as the strategy of getting rid of some of your properties as you lose the cash flow benefits etc as interest rates rise… Well, it’s the old story of “Buy when everyone is selling and Sell when everyone is buying trick” ( In a Maxwell Smart voice : )[8)] It depends on your strategy ( Do you “have” a strategy other than buy and pray )

    You KNOW you should’ve fixed your rates before those last two rises ( depending on your personal strategy ), things weren’t going to stay that low forever.

    Remember – The main aim of property investing is to find and acquire properties that have the ability to generate long term capital growth ‘and’ consistent rental demand and income, you should always be on the lookout for properties at a discount to thier real value…

    One thing this site has taught me is “Researching your purchases is paramount”.. it’s no good buying a + Geared property in a one horse town if the horse then leaves

    Probally a good move Mandurah was ‘the’ fastest growing town in WA in 2003 population wise..( Broome 2nd) if you can achieve + cash flows and the prospect of growth then great..

    Love the area myself, lot of retirees and a lot of well kept properties.. imagine those people that bought holiday homes there 10-15+ years ago : )

    There’s good and bad in everyone and the best you can do wrappack is to try and educate yourself, by reading what the media whores and others put out, hang on, are they all media whores or just the high profile ones ? do your research ( Due diligence ) and make the choices that suit you, those your comfortable with.. after all, it’s your money

    I heard that a fool and his money are soon parted, the question is, how did a fool and his money get together in the first place..

    malcolmX’s story has similarities to Gandhi’s non-voilent protest.

    The Story ( dvd ) of Rubin “hurricane” James was a great movie as was “Antwone Fisher”… overcome adversity, i also saw a ‘blurb’ of a book about ” A boy called IT” supposedly one of the worst cases of child abuse in history, the guy is now on the public speaking circuit and has written 2-3 books..

    As SMTM said why commit yourself to one location for your Holiday’s ??

    In saying this it’s also a ‘personal/lifestyle choice’, why not do the basics of making a pro’s and con’s list..If you can afford it and it’s your gift to yourself and family,why not, however it seems contrary to your goals??

    THe deals are there, just harder to find and as alway’s you have to be comfortable with the deal ( have done your research etc etc to the best of your ability )people ‘are’ purchasing + geared properties as we type……

    Most PM’s seem to be second class R/E agents, there are probally some great one’s out there, but where…

    And the PM’s iv’e come across of late don’t seem to stay in the position too long.. so a good one’s worth her weight ( is it only me… or are most PM’s female )

    A friend of mine manages his units ( 8) and his partners properties ( 3 )Himself, they rent his mothers Ip ( so she has great and stable tenants..

    He uses the Quokka ( same as trading post ) as it’s free to advertise for tenants [^]

    Another person i know takes a trailer around on Kerbside clean-up day’s, he fixes stuff up and then has a garage sale… he enjoys it..

    Also some shires here will deliver the “mulched” branches from the “green roadside clean-up’s” or any trimming of trees near powerlines etc for free to your property, the catch is you have to take the “whole” load, a friend contacted her local shire for this, used what she needed then had other friends come and pick up the remainders “Free Mulch”

    Pretty sure this place was last used as a gym !

    Collie’s population last i knew was around 9000, lots of property for sale, some locals leaving others building in another section of town ( selling thier fibro homes and building brick )

These labels will help save you money in vehicle running costs as well as helping to reduce greenhouse gases.
