    Maybe you can give a quick outline of the clubs purchasing strategy then.. maybe as looked at from a fictional investor purchasing for the first time and moving onward..

    As pointed out above, for me, it’s part of the negiotating process.. i remember once when i sold i didn’t even give the R/E agent my reason for selling, would i be upset if a R/E agent didn’t divulge to me that for example the owner had bought elswhere and moved on, and needed to sell ASAP ( NO ) would i be pleased if they did mention it (YES ) my bargianing situation would be improved wouldn’t it, along with a bit of confidence..

    I read somewhere Perths median vacany rate down to 3.0% to 3.5% or so.. ( scratching his head, now ‘where’ was that article ) maybe in The West Australian : )

    Everyone wants a *cut* of your money in *any* deal, therefore the benefit is to limit the amount passed onto those people as it ‘eats’ into your profits..

    As was pointed out by a GURU or TWO, the profit is made in the purchase, not the sale..

    Was interesting the other day, whilst attending a work related course , one of the other attendees was an ‘owner builder’ in discussions he pointed out how many developers save $’s on building costs etc or cut corners ( we probally all know friends who have *new home horror stories* ), he said that sometimes 1/3 of the cost of the house is profit for the builder/developer… i’d always thought about 10% so it took me back a bit [8]

    As for some investment property companies.. look at each project on it’s merits, weigh up the pro’s and con’s of the investment ( units, Vs retirement villages, Vs houses etc.. )

    Ask many questions, but only proceed on something that makes ‘you’ comfortable, at the end of the day it’s your $’s

    Was great to get some insight into your experiences etc, gives me some background to your posts.

    It’s hard to invest with a family, and you’ve done well.

    Everyone has thier own strategies, but you also develop these strategies over the years of mistakes, successes, reading, learning from others etc..

    Agree with you in regards to growth, my IP’s are in the Nuetral to Positively geared range now, though as i don’t have your wage, my strategy would lean towards + Geared properties and the benefits herein, as for *risk* it’s everywhere and ‘due dilligence’ is paramount [;)]

    You and your Family have fun in the UK and Canada.. [^]

    Remember in Canada signposts in French ( My sister and friends recently got lost after travelling from Vermont in the USA to Canada due to the signs [8] )

    Buyers agents are just Real Estate agents acting in your behalf aren’t they ??

    when i want a rough valuation, i get quotes from 3 different R/E agents and amitise them. also serach realestate.com for other same size, bedroom etc houses in the suburb, REIWA has good suburb profiles for PERTH maybe the same over East..??

    As everyone has stated here the quality of the paint, brushes and rollers counts..

    Painters ‘do’ get the paint cheaper, will do the job better ( usually ) and quicker.. however i enjoy doing the job and like the savings gained..

    As was said previously, you can’t be perfect on the estimates of ltrs needed, to many variables and you may be a bit heavy handed, you’ll need leftovers anyway for any touch up work..

    Remember- The best way to make sure of a good job is “preperation”.. of the surface etc.. work from the top down [^]

    My 2c

    If you go to the seminar and actively utilise the techniques and strategies outlayed, then fine, alls well and good you may recoup your initial outlay, one,two or ten fold in a short period of time..

    However if you attend the seminar, listen , learn and then do nothing apart from think about it… was it then worth it to you ?? probally not !

    You could have 200 people attend and at the end everyone will get something different out of any seminar,some people may consider it $1200 well spent, others consider it a waste of money, putting it into practice is what makes it benefical…

    Remember we’re all getting ‘free’ info here from Steve, the moderators and each other, everyone’s from different backgrounds, employement, age and investing experience and ‘all’ have something to offer.. i’ve learnt a lot from here, some info has saved me money, other information has just made me slightly more informed or assisted me in other ways ( research/evaluating deals ) the cost to me…. “Zilch”, the cost for setting up and running this site $$$ ??

    I too thought about it,
    looked at thier site, recieved the mini-stocklist… which just *scared* me with the prices, obviously it’s not the prices that win investors over, so, it must be the Strategy ( how they purchase, move on, purchase etc )

    decided not to attend, as has been stated it’s a business and they make thier money somehow, to pay advertising etc etc… you can do better yourself with someself education and asking questions here…

    *WoW* Thought i was doing well with my 6.4% for 5 yrs

    congratulations to those who got ‘better’ deals, have found that with more properties etc the banks are prepared to’do’a bit more for you ( discounting of things, waiving fees etc )
