    Have you decided on anywhere specific in QLD or looking at the state as a whole?

    What type of property are you looking for, something to reno, flip,wrap, Buy and Hold..Units, Houses, townhouses, aprtments areyou looking for CF, CG etc?

    Just as an aside, how many HDT’s would that accountant maintain and how many have they set up..Curious as to the accountants knowledge level and practical experience on the subject matter..??

    My accountant told me years ago they dont set up HDT’s and have no experience in them, though he knew a bit about them they mainly did DT’s..he did however say if it was set up they would assist in maintaining it if need be..

    I’d speak to Scott (aka Depreciator) – However if these are 40-50yr old properties with no renovations you may not have much depreciation claims

    I believe that people still use them to assist with servicing the loans; managed Funds are also popular

    From a cursory look I thought that $88,000 was the new value at 10% CG, not the new loan <insert confused smiley here> and that the interest was only $3,200 why is the new loan $88,000?

    IMHO most building companies are only as good as the team that does the work on “your” house..I’ve worked with companies in the past that have had Great and cr*p teams (out of the industry now)

    You can do your tax return over the web as well..my prefernce is to use an accountant used to dealing with property investors and possibly an invetsor himself ;o)

    A Tip I read for when out and about on Family Excursions

    KEEP IN TOUCH FOR FREE WHEN OUT AND ABOUT

    Our family saves hundreds of dollars a year on mobile calls and I still havepeace of mind knowing my children’s whereabouts since we started using this clever tip. Instead of bumping up our mobile bills with all the usual ‘I’m running late’ or ‘Can you pick me up’ calls, we keep in touch for free using walkie talkies!

    It started as a game when the kids got walkie talkies for Christmas but on taking them out of the house they quickly realised that they work well n many places such as shopping centres, sporting events and so on. The walkie talkies we use have a working radius of between 500m and 3km, which is ideal for those inevitable ‘I’ll be there in five minutes’ type of
    calls, or to locate one another if we get separated in a large venue.
    Instead of being charged for making a mobile call, we communicate on the walkie talkies for free!

    This system is also used successfully by my sister-in-law and her
    family and it saves us between $20 and $30 a month on our mobile bill. This adds up to a total saving of between $240 and $360 a year! For the initial outlay of around $60 (we use the Uniden UHF walkie talkie twin pack from Dick Smith
    for $59.76), this is an easy way to make a great saving!

    Note: It is a good idea to buy proper models from electrical stores,
    rather than toy store models. There is little difference in price but a big difference in quality.

    I’ve also hear of people using a company structure to do the same, even to the extent of slightly more complex with an accountant or such sitting in a temporary position of power..

    or the easiest ways is maybe as described by Noel WHITTAKER where two people buy similar houses in similar areas and rent to each other?

    REMEMBER though if you sell you pay CGT
