In WA of Late the CG of units has been lagging..but due to the rise in Housing prices it is now on the move, bettering (is that a word?) the CG of many residential houses as a whole..

Wouldn’t you have to pay the tax because it’s ‘not’ your PPOR yet?
You areliving somewhere else and cant have two PPOR,until the house is built upon the block. maybe thats why they class it as an investment..stops people from avoiding the tax, saying they are building a PPOR then *change* their minds?

Negiotating is a skill and you’ll only get better with skill..
Go into the deal armed with as much information as possible, you want to know the area as well as if not better than the agent..show them you are a serious buyer.

I can remember going for my first loan (many years ago) and the Bank took my car, jewelery and even furniture etc into account as collateral(there was some mention of my first born also i think), now..they dont really seem to care..

* this year purchased a property in january for $120,000
* put a 10% deposit and monies for, legals and stamp duty.
* loan amount $108,000 ($12,000 as cash deposit + $6,000 for legals and all other costs)
* a week after settlement refianced property, new valuation. $145,000
