In My leveraging example you get 200% ROI on $100k

You buy an asset for $100,000 using $5,000 of your own money and $95,000 of someone else’s (a Bank) and it increases in value by 10% in the first year, yielding a paper profit of $10,000.
Your Return ($10,000) on Investment ($5,000) is now 200% or 20 times more..
