Do you guys think this will push property
price even higher? Vendors need to take into
account of stamp duty when they decide the selling price.

    $400 a week for a new 4bedrooms house with
ensuite, 2 garage, air con! That’s pretty
good. I am currently holding one house
and land package for $331500, land size
is 700sq, still thinking should we buy
(hold it in September 2003 and the land will
    be registered in May).
    Any suggestion about Upper Coomera?
Looks like heaps of land and house
package come to the market now. Just wondering
if most are investors, will there so many renters???

    Thanks,

Will go to Auckland shortly to see this waterfront.
Anyone think Quay St is a good location?
It is just besides the new foodtown which is under
    construction now.

The completion is about 2006. While the later the better, I probably only settle by deposit bonds if
    we really like it.

    Need more advice on Auckland.

    many thanks,

    Thanks Harold and Mary.

Mary, I found the median price
for Thorneside is not cheap now, more
    expensive than Logan.

I saw an ad today about the land and house package
in Redlynch in Cains. I think it is close to Cains
CBD. The price starts from $280k. How about Redlynch? Ad says the rental market is very good in Cains. Are there many business in Cains city?

I always think it is tourist city.

    Hi Michael,

How about the suburbs close to Wyoming, eg. Narara, Springfield, Kriong? Are they good?
We went to CC last weekend. The price is not
cheap though. For 3bds, more than 300k and
very strong demand. Some cheapers ones sold
    very quickly.

    Hi Motivated,

    Thanks for your information.

How about Wyoming in CC? I saw there are some houses around early 300k. I know it is not far from Gosford but probably far from beach.

    Hi Stevmac,

250k for 4br house is not bad if there is capital gain in the future. Can you email me the agent details so I may have a look?

    Hi Motivated,

As you are local in CC, which area is good for rents, close to train or water?

In Sydney people always prefer to stay close to transport. Not sure about the people in CC?

We went to CC the last two weekends. The price is not as cheap as we thought. But still lower than Sydney. We don’t have much ideas about the areas as well. The rental return doesn’t seem very good. Looking for house around $300k. Only a few
timber ones and sold very quickly.

Where did you buy? Bought one recently and still
waiting for settlement. Don’t think can get that
    high rents!
