Try using Quotable value to find out the true cost of your property in relation to your property.

You could do the following to try to sell your hourse.

1. Stage it- i.e. get your furniture and store it and get it staged
2. Get an independant valuation done and use it as leverage for prospective buyers
3. Put it on trade me
4. Do some research into what houses similar to yours sell in the area and figure out if your price is too high
5. Is our house built with Monolithic cladding?

I think your friend is probably right but got it confused with first home owners grant … hence why taking free advice from your friends is not the best way mate

For the most independent and correct advice get a good accoutant and lawyer/solicitor/attorney ( whatever they call it in aussie).

Make sure you do your due diligence
