    Hi all,

    I have just finished a real estate rep course, and put a reno on the market. I belive that the + means that the vendor wants more than the amount stated and that they believe the market is still rising. They use this + to gain more for the property rather than the usual less when a straight figure is listed. e.g . If the amount is $200,000 to sell then they will probably get less than than $200,000 but with a plus the figure they should get more.

    I agree, it seems like everything is slowing. I’m in the retail industry and everyone is complaining of a downturn. I dont know what everyone is spending there money on. Is it just they dont have any money or are they holding on to it. You cant tell me that the likes of Coles/Myer are doing ok when they have so many % off sales and so often.

    In the past couple of years our suppliers are giving us more and more discounts. This must be hurting them, then us, then everyone.

    What is going on. Is this a cyclic event or are we carving out a new path?

    I think we are very over retailed in this country. How much can realy go around.

    I, have been writing and rewriting this message becase I am so angry with the high school my son goes to. I am having difficulty putting it down on paper. [:(!]
    Why do the school teachers gang up together to protect each other.
    Do we need tape recorders in the class room.
    I need to pull him out of this school before he thinks is ok for teachers to be bullies.
    They are rat bags at this school.
    What is happening to the education system.
    Teachers should not be able to get away with calling children names like dickhead, looser, idiot etc.[agro2]

    Hi PurpleKiss,

    do you know about the “Reno Kings” they have a site http://www.renos.com.au. I find this site is great for specific renovation stuff. Do a search. At the moment the site is new but the more people that use it the better it will be for us.

    Good question,

    I asked my accountant this very same question 3 weeks ago. Although I have just purchased the wrap kit and you get wrap support with it so I will ask the question here.

    Hi RussH,
    It’s probably going to start sounding like she’s fussy, but she would’nt like in a Caravan Park. (Is that what you ment by park.) I have tried one Government run village but they have a minimum 8 year waiting list. I dont know how to find anymore. I have spent hours on the net searching. Went to Government housing commission the lady was very rude telling mum “I’m not even going to put your name down because their is a 10 year waiting list”. Mums reply “I might be dead then” The lady kindly replied “thats why I wont put your name down”.

    DD, I know what you mean about loosing your mum near mothers day. We lost Dad 5 days before Christmas and I’m not sure if it makes it harder or we just miss him heaps.[cry]

    Sorry I did’nt mention that the home she is in at the moment is one that we are purchasing. We still owe most of it so the repayments are quite high.
    Basically she would prefer to live on her own. She has the belief that you would only move in with family or a bed sit when you are at the end of your days and incapable of looking after herself. After all her Mum died because they moved her to a Village and away from her home and then she died. I cant argue with that when she tells me. We would like to move her closer to us though. This way if she needs us we can be there in a flash. In respect to the retirement villages we would’nt be able to afford to pay the repayments of the loan entirely on our own. Because with all the places we have looked at you also have to pay the village around $50 per week management fee. As I said our cash flow is a bit low at the moment and we wondered if there was something creative that we hadnt thought of.
    Throwing your money to the wind. All the Retirement Villages we have looked at you have to put the dwelling in Mum’s name. We dont have the money and the bank wont lend to her. Even if they did give us the money and we bought it for her (and put it in her name) the village takes heaps of the money when she either moves or passes on in one case 60%. I have to convince my husband that this is a good idea???
    Yes I believe that we will probably have to look at the retirement village option eventually. Mum is in her 70’s but fit and healthy enough to live for another 20 or so years. (God willing)

    I found this so hard so I asked my son to participate and choose.

    she plays counter stike with me[computer]
    she is not very good at it sometimes[confused2]but she’s an angel[angel]
    because she laughs at all my jokes [laugh4]all the time.

    Well that’s my son. I think he’s an [angel]. He is 14 and the nasty teenage thing hasnt reared it’s ugly head yet and I hope it doesnt.

    I’m not here to judge anyone. I am here to talk and learn to like minded people. If you are in the public eye, you are continually being scrutinized and it can be rather uncomfortable at times. I find some days, I will lash out to protect myself before I think what I have said. It is human nature to protect ourselves and our property. It is very hard to prove to people you are a nice person with no evil intentions. Unfortunately the more successful you become the harder it is. Also why do people seem to think they know how much something must cost without doing the excerise of actually finding out. These people seem to think everone is ripping them off.[gossip]

    Your right robo. I never thought of that. We have a 2 year old driveway at home and it is cracked. I suppose if I went for the new paint surface it would be fine.

    Hey Qwtery,
    I had a quote to do the colour stencil stuff. They guy wasnt too sure what would happen to the cracks though. [withstupid] Made me feel real encouraged about using his services.

    Do you remember that product from years ago? I think it was called pebble mix or something?
    I was thinking if there was something on the market like this today, it may make good alternative to the plain paint colours. Seeming we seem to be going into the direction of lifestyle homes, minimalist,etc.[wink2]

    Hey HotRod,

    I’m fairly new to this but I believe if you can keep your money in your pocket longer its got to be better for you. I know someone that actually managed to arrange a long settlement and was able to get into the property to start work before the settlement date came arround. It all depends on how bad the vendor wants to sell.[rolleyesanim]

    That one is better than mine but I thought I would share it with you.

    I know of a couple that seemed to have a great relationship.

    They didnt live in each others pockets by doing stuff on their own but also had a few hobbies in common.

    The husband would go away for a long weekend with the boys about once every 6 weeks or so. The wife found out that the boys was actually another woman. She keept this to herself knowing that the event would happen again. When the long weekend arrived that Friday night she packed her bags, purchased 10kg of alfalfa seeds and spread them through the house. Including clever little spots like in all the pockets of his clothes in the wardrobe, the keyboard of the computer and so on. Sprinkled the hose on every little seed then droped the hose in the middle of the lounge on a silent dribble and left. You can imagine what state the place would be in after a long weekend.

    He finally left and she stayed

    I suppose this has already been done but I would like to know what you all think.
    I have been thinking for a while now that I could add to my business a service that helps people make there homes more saleable by adding value in the way of homewares to rent/sell???. I have some good contacts in the homewares and furnishings trade and I believe I could help people make their homes worth more by making them more appealing when they are on the market.

    This is the first question that I have posted on this forum. I would like to thank everyone for their kind replies. I went off to the house we are renovating to continue with the floor tiles and came home to see such great advice from you all.

    Yes I could do with some quick cash flow. I have a mum needs somewhere to live that she can afford. She is currently living in a house that we purchased for her to live in about 7 years ago. She pays us $90 a week and its time to move her closer to public transport and/or shops. I own a business (two shops) and I am only just pulling a basic wage at the moment. It has been a bit quiet for about 8 months and it doesnt seem to matter if I am there 10 hours a day or 2. I read a book called “Renovate for Profit” along with many others and thought here’s an oportunity.

    I will do more sums and check out all the information that you have all given me.

    Hi,

    I have just finished painting the inside and outside gutters, facias and windows of a 4 bedroom house. Inside they call me Becka one coat. [laughing] But outside I had to do 2 coats because I was covering up Brunswick green. [puke]

    For inside I purchased a total of 10ltr of suade effects to do 4 feature walls.
    Inside I purchased 30ltr of Dulux Clotted Cream for remainder of inside walls.
    Outside I purchased 10ltr of solarguard.

    I didn’t need to do skirts etc inside because they were wood and I left them as is.
    I used good quality paints and make sure I covered everything well.
    Total cost $541 for all the paint a new good quality roller and a couple of brushes.

    It took me around 7 days to do it.

    In the last 24hrs I learnt doing my very first investment reno.

    Painting the gutters from brunswick green to cream makes a huge difference. [hair2]

    Using light coloured tiles where there were dark ones not only makes the room lighter but increases the size more dramatically than I would have thought. [specool]

    You must always use spacers between tiles. Even if you think you have a keen eye for making things straight. [grrr]

    I have probably done 70% of the reno on my own so far. Before I started I was worried that I would get into the first couple of days and start asking myself why did I start this project. After 4 weeks and about 3/4 the way through I’m still happy I started. Even though the property market seems to have stagnated a little.[biggrin]

    Its amazing how much you can learn if you force yourself to stop reading and get out and do it for yourself. Huge learning curve [medieval]
