So many have been caught and are now trying to get out. But their so-called franchises are worth zip. The heartbreak defies belief.

Be careful, the English market is much more prone to property busts than the Aussie market. The big tip is that prices in the UK are likely to fall by at least 25 per cent. In London, it could be a lot worse.
It has happened many times before and each time, just before it crashed, the majority of people were saying it couldn’t happen.
Look, I know we are all impatient and I don’t want to have you jump on me, but I do post this message for those who have the patience to wait for the right time to buy. No matter what you think, now is NOT the time to be investing in property in the UK.
But, as Buffett says, “try telling investors to be patient”.
I have tried, that’s all I can do.

There was a good idea in the recent ACA magazine (I think it’s national throughout Australia) which suggested that sellers should get the agents to agree on a price below which the agents will not get a commission. Makes sense.
I subscribe to it on the net and have posted a brief piece of the article below.

Overquoting expected sale prices to prospective sellers — to gain their business before they sign up with an agency — and/or, later, pressuring them into accepting a lower offer also enraged our readers.
State in your agency agreement the lowest sale price you’ll accept, rather than a price range that could attract buyers who can’t afford the price you want. And make a note in the agreement that no commission will be due if the house sells for less.

Well, at least he is not giving a guarantee that he has no intention of fulfiling. And at least he is telling you up front that if you don’t like it, you don’t get your money back. Sounds honest to me.

Seeing as you asked nicely, Kiwi, sure.
Ask Heritage to give you the addresses of all the developments/estates (or whatever they’re called) where they have sold properties.
And then do some research and look at what happened to the people who RE-SOLD those properties at a later date.
It’ll be like looking into the lung of a smoker.
Time to QUIT having anything to with these sorts of companies.
