This is why I like to manage my own property.  I only had one week inbetween tenants. You can be in control.  Some PMs dont care how much time elapses.

I manage my own investment property. May be I have been lucky but I have had good tenants who have looked after the place.  I like to be able to choose the tenants myself and be in control.  I dont find it difficult or time consuming.  I check out the prospective tenants and also go off a bit of gut feeling too when I meet with them and talk to them.

I have been in touch with a couple of people who offer to buy houses.  They want to find a purchaser who puts an option on my house.  These guys get a deposit of $15000 or $20000 (which they keep) but which comes off the price of my house.  I am thinking of doing it myself, finding a purchaser and then going to a Solicitor to draw up the documents.  This way I can keep the lump sum deposit myself.  Has anyone done this before?  Does anyone know anything about these deals?  I need to learn all about it before I do anything.

I have rented a room in my house.  It has worked out well.  The person is honest, always pays the rent on time and I know she's not going to steal my stuff.  She is respectful of my things, I said she can use anything of mine as I have a house full of furniture etc. Her room was unfurnished and she has put all her own things in  including bed, drawers, tv etc. We all have our tv's and computer etc in our room so if we need privacy we just go in our room and shut the door.  The kitchen, family room and lounge are to share so if we want company or a chat we go there.  I am now going to rent out the other bedroom.  I hope I am as lucky with this one.
