    Awesome and inspiring Joel! The Reno wasn’t half bad either! :) couldn’t help myself!
    The kitchen was amazing and such big rooms in the house. The concrete backyard probably didn’t do it for me…I’d want a huge boat to park there to utilize it! The colour pallet was great, were the floor boards under the carpet? Or are they floating, hard to tell but I love the colour of them!
    great job and hard to believe only 4 months of work!
    I think I want your prawn dinner recipe! Or borrow your cook!

    Our agent convinced my husband to put a range on our property listing we recently had on the market. I thought it was ridiculous. We have never offered a price on a property that we didn’t think was worth it and by rule of thumb have always offered below asking price (as I’m sure everyone does) because buying property is a negotiation. Therefore the price most people list their property for is usually a little above what they really want. A range to me is confusing! Of course I’d go the bottom figure! When we relist it will be a real figure that is slightly inflated on what we really want!
    The other thing is that the agent wanted us to list the property $20,000 below the valuation. What????
    I know property is slow in Perth but I’m not going to give it away! Luckily it wasn’t do or die and we will hold it until we get what we want!

    Admittedly we only had our property for sale for just over a month but after 3 weeks consecutive of no one even going through the open inspections and 10 days of no contact from prospective buyers we decided to take it off the market. We did have one party want to make an offer that I find almost insulting and we advised our agent to tell them not to bother writing it up. That was three weeks ago! Maybe we should have given it another week!
    I’m interested to know what areas in Perth you were looking at and wondering what type of properties you were looking at e.g units, townhouses, houses….
    We have now decided to do a mostly cosmetic Reno to the house to make it look a little more attractive.
    Hopefully by the time we finish that, the market will have picked up a little.

    I have no experience whatsoever! I am yet to start my first Reno which won’t be until Feb in the new year!
    Do you need 4 bedrooms or are you happy with three. What’s the market I that area looking for? Family homes, couples, retirees etc. I think making the living room into a bedroom is a good idea. Living spaces and kitchens are important to buyers though. I would consider opening up the dining room, third bedroom, and kitchen into a new open plan living area.
    For the kitchen I’d move the door that enters the kitchen to the other side. Rip out the pantry and along that wall make a new kitchen space with oven, cook top, pull out storage and pantry which could continue into the corner where the current door is.

    Something like this just as an example, there are many designs on the market, keep it streamline and add in much needed storage. Then an island kitchen bench with sink in it facing out to the dining room/ lounge into a new open plan living space. I would also pull down the wall where the kitchen sink currently is and consider putting in a nice long sliding or French door to bring some light in and look out over the back yard.
    Not sure how that all would fit into your budget!
    As I said, I have no experience just an interest at this stage. There are many options and I hope you find the right one!

    I agree on the bagging and after chiseling away the clinker you really would need to fill in the lumps and bumps. We are sure that we are going to render now. As for the inside of the house we are considering knocking down a wall and redoing the kitchen or just doing away with the clinker and seeing if that is enough. After reading in the money mag about the expectation for the Perth and Brisbane properties (which we own a home in each city) to do the best over the next few years do we hold onto it a bit longer and do bits and pieces and sell once the markets do pick up. Ah so many questions, I guess sometimes you just need to take a little leap of faith!

    People have commented negatively to our agent about the clinker, it’s the ugliest brick ever and not to mention a health hazard for children! In some places inside the house the bricks are child height and sharp on edges and running into one isn’t good!
    If we don’t get a reasonable offer in the next few weeks then we will probably have to take it off the market and look at modernizing a little. The spray paint would look alright but won’t hide the fact it’s clinker.
    My husband now says if we render then we have to paint gutters and down pipes and spray the roof to match it all up. It’s starting to sound like an expensive exercise!
    I have heard bagging is almost half the price of rendering so maybe that option might go ok as well.
    Thanks for the idea, its worth considering!

    What’s the reason for the bath? Most baths these days are only used for the kids and you have one upstairs, unless you are lucky enough to get time to relax in one! Have you considered a Roman bath? That way you get the shower/ bath and if you really want the toilet in there you can fit it. I think if you already have a toilet on that level then maybe there is no need unless it’s on the other side of the house, those midnight toilet runs are better the closer they are to the bed! ( meaning in an ensuite!)

    Unfortunately the clinker is real bricks but every few bricks they put in a feature brick that is broken and sticks out from the wall. We would have to get these bricks jack hammered off or chiseled so it can be rendered over. The entire exterior is clinker brick. Here is an example of it I found to show

    It really detracts from the whole house and being in a very family suburbia area and given the times it seems people don’t want to have to do something up unless they are looking for an IP. I just wonder if it would really increase the value, or if there is a rule of thumb say; if you spent 5% of property value on renovations should you expect ? % of value to increase. I guess it’s a bit like how long is a piece of string.
