    How have you been enjoying the market Richard……..you are probably right in this correction being unlike any other……..I always thought our correction would be triggered by the end of the commodity cycle which would then wash over our finance sector which is an incredibly large part of the index……..For this reason, I don't see this as being 'as bad as it gets' but more a stumble on the way…a very big one…it makes me giggle hearing people move into commodities as a 'safe haven'…I remember many of the experts saying the same about banks

    I've been somewhat insulated from falls mainly cause I'm not at all an index dweller and own lots of small stuff whose future more depends on their internal management rather than external macro factors….noone is immune however..still, it's been a great ride and looking forward to the market starting to appreciate since its been almost three months of falls….

    Mate, I love sharemarket slightly more than my love for property………..and you are right, it is a fine time to buy…..but you got to know what you are doing and its not enough to just buy some big company cause you know its profitable and its got a big brand……For example, banks are down 40% in last 3 months which makes the flow ons to property enormous (and everything else)

    My point is: educate yourself……….stick to what you know………for example, there are many sound property trusts and developers going for an absolute bargain at the moment……..but make sure you can tell the difference between an MFS and an absolute gem.

    Work outwards from you sphere of knowledge and expertise…..

    I'm getting the impression cash is an issue too being a new starter………..I would forget the courses which may be more on the 'get rich quick' slant and I would instead 'create your own' course………..seek out some superb books on the matter and make it a routine to go to library like a course and read, take notes., read, take notes……….what will be your value add, what will be your niche………..maybe seek out information from publically listed companies whose announcements and accounts are all available……..for example, I follow a small property developer/owner named Thakral who made their most profitable niche, buying small scale commercial properties and getting da approval for units above……they call it building on free land

    Also seek out a 'mentor' on this website………you would be surprised people who are already set up may wish to share some time to pass on the gold…….

    You may fight hard and get one of these loans around from 'non-conforming' lenders, but beware, you may need to be less than honest on the application….

    In light of recent market volatility and interest rate rises, these loans may not exist for long

    Great posts above……..agents often also do this just so that they can record consumer interest….they don't really realise that 80% of consumers look straight past a property with no price

    I'm not certain that you would require contents insurance…….after all, its the tenants contents that will need insuring

    The main consideration for units should be very similar to housing…….land value………scarcity value…..income………the best units are generally in very small complexes

    Congrats on making the $$……..I suspect that you know what's best to do with the cash since you made it……it's true there are some cheap shares around and I bet there are still undervalued pockets of property too, but for you, there could be much worse than throwing it into a reputable bank for a while to take stock and scope stuff out……..that's very similar to what I did in 2002….

    Hi all.

    I'm a baby of the Ipswich boom few years ago……..are people still finding little nuggets of cf+ gold in the regional centres…..surely the mining boom has washed some of the gloss off as well?

    Since you are new to property or Aussie property, you would do well just by doing web searches of locations in Australia for value……….this is not looking like an astute buy, more the opposite….look for something very, very different hopefully with some valuable land attached to the 300k

    Mate, in this property market an Off-the plan could be a killer…..you are not talking about real estate investing…..that's more speculation

    The massive correction now 40% in the banking sector bodes very badly for the unaffordable Aussie home sector…..unfortunately, housing is going to get very ugly in certain locales of Australia……ouch
