    Hi all,

    I hate these MLM companies. All they do is make friends annoy other friends so that they are not friends anymore. We have friends who got involved in Melaleuca (some sort of vitamin selling thing) and when they asked us if we were interested I said flat out NO. I think that shocked them because most people are hesitant to say no to friends and family…it feels mean. They invited other friends over for dinner and then proceeded afterwards to give a presentation on this MLM scheme…it makes one think that they only really wanted to make some money off of their friends and not really enjoy their company for dinner.

    If you are going to get involved in this kind of thing I suggest you only market to stangers. You should feel scummy trying to drag friends and family into it.

    Thats my two cents worth anyway!!

    I am sorry, but this all gets a little tedious after a while. There are always going to be people out there hoping to gain from others misfortunes and perhaps this includes the media as well. However there seems no point in constantly whining about it. For all those that are out there making life seem disgusting there are millions more trying to do the right things.

    I say get out there and live life the best way that YOU can! Try to look at the positives and not focus on the negatives. Dress up as a clown and head on down to the Westmead Childrens Hospital and cheer some of those brave little souls with all sorts of reasons to look down on life. I garauntee your perspective will change when you see how these little humans cope with the challenges thrown at them.

    Sure, sometimes life can be disappointing…or rather people living life can be disappointing but there is always the opportunity to focus your energy on helping life get better. It’ll change your life as well as those you help.

    It sounds like a cliche but it’s true.

    Hey Rugbyfan,

    It’s fun isn’t it?!!! Bit stressful at times though. How old are your children? I have 2, boy and girl, 1 and 4. Fun for all the family.

    Sometimes I wish I had annual leave…..

    Not too often though.

    A shop in a house…like a corner store. The package is groceries and the $100 is the price for the groceries.

    So she’s a collector and knows the people she’s collecting from and giving them $100 for a package. Is it a garage sale? Maybe she’s a neighbour buying some old nic nacs from their garage sale?

    Hi,

    I believe the agents need to show how they came to a valuation with comparible sales in the area. On the agency agreement there is a section for their opinion on market price and then what the property is to be offered for. This way if the owner wants to list it higher than thier market opinion it is clearly stated on a legal document. A lot of owners want more than what their property may be worth because they are emotionally involved in the property…ie memories, what they have done to improve etc, etc.

    I would suggest sitting on it for a while to see where it goes. Owners tend to realise that they have it listed for too much when nobody is interested in looking and everyone is making lower offers. Thats when you can come in with another offer.

    If you’re selling be aware that there will be agents overpricing your home just to get your business. Then they’ll hit you with the “let’s lower the price a little line”. Anyone can know what there house is worth by looking at what is selling on the market around them of a similar standard. I always suggest researching first yourself and never taking what they say to be gospel. Go for the middle value, always get at least 3 agents opinions.

    Hi All,

    I don’t know how anyone can afford to live in Sydney…or would want to. Was there yesterday with my children and the smog was terrible!!! Also the traffic…bad news baby. I live in the Blue Mountains about 2 hours from Sydney and it is great!!! Much rather a moutain view than a smog filled city skyline.

    I read the book about 3 weeks ago. Have always thought about IP’s but never had the guts (or money) to buy any. Will hopefully be ready to purchase a few in July. If there’s any left…LOL.

    I am not finding joy in the accouting world myself right now!!! All the ones I talk to seem so focused on negative gearing. Bloody accountants (sorry to all those good accountants out there)!

    Thanks all for your advice, it really is hard to tell which is the best way to go.

    When our son got sick we realised the small importance of material possesions. It’s all about comfortability not necessity. My main purpose from this venture is to have enough passive income coming in so I dont have to work and thus spend the quality time with my children. I realise having IP’s requires management and that involves work but as such it would be from home and something I can structure for myself. We are still young, (I’m 25) and so I guess can afford to make some mistakes, although I hope we don’t.

    I really think this forum is fantastic for those without a lot of knowledge, as it gives more than one opinion and option through others suggestions.

    Hi Lisa,
    I just did exactly the same thing you have with my accountant, telling him of the plans to sell our house and invest in +ve cashflow properties. My practically laughed in my face and wasn’t open to the idea at all. I felt like an idiot and didnt appreciate being spoken to like a fool. I am looking for some other opinions from other accountants now. Perhaps if they all say the same thing my mind may be changed but my gut feeling is that this is a good thing to do. Let me know how you go.

    Hi Rob,
    I know what you mean, I wouldn’t have been so disheartened if he’d at least listened to our suggestions but as soon as we had mentioned +CF properties he practically rolled his eyes at us. I know I don’t have the kind of knowledge he has but I didn’t appreciate being spoken to like an idiot. His mind was closed off completely to the idea of it. He’s much more enthused with negative gearing, as it seems most accountants are these days.
    So, you good at what you do? Need new clients? LOL.

    Hi Rhonda,
    I’m glad to hear that someone else is thinking of doing the same thing. It doesn’t seem as crazy when you’re not the only one. It’s hard to take the plunge though isn’t it? I thought I knew a decent amount about the whole property investing thing but reading this forum has shown me thats theres a whole lot more to know. I dont necessarily aim for riches just comfortability and the opportunity to enjoy the important things in life…like children. Let me know how you go, maybe we can support each other and help with the scariness of it all. Have you got a good accountant? I’m looking for one, some people on the forum have given me some recommendations as the one we had was not into any of this.

    Hi James,
    Thanks, he is doing really well, finished his treatment at the end of last year which is why I have the time now to look into property investing.

    Our accountant(the disappointing one) suggested the same as you but it would leave us in a very similar situation as we are in now as we would still be having to put $100 in a week to cover the repayments, and thats best case scenario. We would recover about $1000 in tax benefits which works out to approx $20 a week but then wouldnt have much to invest in property elsewhere.

    When our son got sick my husband took 6 months unpaid leave from work. Our bank kindly deferred our mortgage payments but of course the interest kept on coming in thus taking our loan up about $7000. This meant higher repayments when we could start paying again and of course with the interest rate rise…well, you know. I worked 3 months full time to get square with other bills but I see the benefits of staying home with my children…you just dont know how long you have them for.

    I guess the main thing I worry about is going backwards. I can’t really see us losing money by doing this, maybe we will break even if it all goes wrong. Am I being realistic? Do people lose out on this kind of thing. I mean you would surely at least make the same amount back if you had to sell right? Less the stamp duty, agents fees and legals I guess.

    In some ways I think I am thinking too much about it and should just go with my gut feeling which says this is the best thing to do at this time.

    If only I had all the answers!!!
