    Hey there,

    You know we never did get the answer to the shop one!!!

    What about the marbles one mortgage hunter…do you know how to get that one as well? I got a headache thinking about it. Obviously not a logical thinker!!!

    Hi,

    I used to work for Medibank Private and there is a 12 month waiting period with them on maternity. IMHO private health insurance is only worth it if you use it to your advantage. This means ancillaries. Use all your limits every year or you are ripping yourself off.

    If you have the discipline put the $100 or so it costs per month to have hospital and extras cover into a high interest account and save it for the rainy day.

    I had both my children in public hospitals and definitely recommend them. Mostly the staff and service is the same as if you were in private only the accomodation is different. Also recently our son was very sick. He had to have a lot of treatment and if we were privately insured we would have had a huge gap to pay ourselves. As such we are only medicare people and paid nothing. We did not have to wait because it was not elective by any means.

    In the end it all comes down to what you are comfortable paying into a fund you may never need to use. They are not cheap and I fear the premiums will only rise in the future.

    Are those interest rates you mentioned fixed or variable? Do you think I would be better off sourcing the finance from the kiwi banks myself…ie better deals.

    Hi All,

    PI Daycare sounds great. I might actually learn something other than how to get crayon off of the walls and play do out of the carpet.

    My two little ones are Emily(4) and Tyler(1). Just the two, girl and boy, all done, no more for me. I actually find that I have hardly any time left throughout the day for things like this. They keep me on the go that’s for sure. It seems that there are others who have plenty of time to spend on here!!! What a luxurious life.

    The best thing about children is that they make you smile without even meaning to. The little things that they say and do are so cute. Tyler has just started saying, “Thank you Mummy”. It is so adorable the way he says it. Emily told me this morning that the way she knew her doll was a girl was becuase it had a pink dummy and a dress. She then added that it also didnt have a penis like Tyler does…LOL. So cute and innocent.

    Here’s to children and the way they make us smile and laugh!!![inlove]

    Whoa there nellie,

    I didn’t mean to start any arguments down here, just wanted to get some gossip. It gets so lonely in the house with 2 children under 5 all day, I needed some adult convo and besides I missed the whole episode. If I’d put the post on Opinionated it would have blown up I’m sure and I didnt want that to happen. Thought that down here I would get the info, simple, no opinions.

    Hi friends,

    You know I don’t know any of you, per se, but I feel as though I do through reading all your posts. There’s nothing wrong with a bit of heat every now and then, I’m sure every one of us has had an argument with a friend before and still been frinds.

    Pisces- I enjoy your posts. They’re informative and educated, sometimes on the negative side of life but still a good read.

    Geo- Good jokes, a postive person who always has good things to say about others.

    Chan$- Oh boy, where do I start!!! Both informative and funny. What a charmer!

    Everyone has value to add to this forum. Melbear, Celivia, Kay Henry, I can think of many more. It’s a forum, sure, but also a place to come and share friendship, the good and bad sides of it. I can disagree with someones ideas but still like them as a person. Relax and enjoy, that’s what it supposed to be about.

    Hope you’re all as rich in real life as you are in my mind, and I don’t mean in the money sense.

    Hi Sandy,

    I can’t help you specifically myself but a suggestion is to put your post on the vendor finance/wraps section and see what replies you get from there. Someone might be able to offer you with vendor finance on the property you would like to buy.

    I hope you are doing okay medically. My son was diagnosed with cancer last year at 10 months and went through all the treatment. He is doing very well. So far, so good, cancer free. More tests on the 30 April. Can’t say I have an individual knowledge of how it feels but definitely a mothers perspective. If you need any support feel free to PM or email me.

    Hi All.

    Pisces you have hit the nail on the head with your first post. Everything that happens, I believe, is for a reason and you may not understand why at the present but I believe that eventually if you are meant to undertand why it will be revealed.

    My daughter is 4 years old. We have a S/C fire. In July last year she burnt herself quite badly on it. She knew not to go near it and isn’t the kind of child to disobey. However she somehow managed to get behind it and get burnt. I was really angry because I had spoken so much about it to her.

    In taking her to the doctors to get the burn checked we thought we would get out son (10 months old) weighed and general check up. The doctor felt a massive tumour in his abdomen (we just thought he was chubby). He had kidney cancer (Wilm’s Tumour) and has since had chemotherapy and his kidney removed.

    I guess the moral is, if our daughter hadnt burnt herself then we wouldnt have picked up his cancer and it would have spread. It was highly agressive and would have killed him. He is the picture of health today.

    You may not always understand why things happen but dont be fooled into believing their is no purpose for the action.

    Here’s to all the kids in Camperdown ward at Westmead Hospital this Easter and thoughts and prayers for them and their families.

    Hi,

    We have friends who live in Umina Beach and really like it there. It seems like a good family place with a nice beach and decent shopping centres etc. Can’t tell you much in regards to schooling as they only have a 3 year old, but it seems like a reasonable area to live.

    Hi,

    My parents offered to gift us the deposit for our first home but realistically we wouldn’t have been able to pay them back until we sold it and we weren’t comfortable with that idea. Then they came to us with the plan for them to buy it as an IP and sell it to us at the same price in a few years when the equity gave us enough to not need a deposit. It took 2 years for the house to have built up enough equity for us to loan without mortgage lenders insurance. The house was originally purchased for $130K.

    I think if parents can do this kind of thing for their children then great. However in saying that it should never be expected from children to be able to have that financial assistance from parents. Unfortunately not all have the resources to offer it.

    Hopefully we can all achieve the success we need to be able to do this!

    Hi all,

    I definitly think giving small gifts to your tenants is a great idea. Although I as yet have no IP’s I will be making the effort to do this to those tenants that deserve it when I get any.

    Soon I will be becoming a tenant myself, not because I can’t afford my own home but because I want to invest my money in IP’s. Never assume that your tenants are people who don’t have the money for their own home. Respect goes both ways remember and they are helping pay of a valuable asset. If you look after them they will undoubtably look after you…by paying on time and caring for your home.

    Hi all,

    My parents were kind enough to purchase our fist home in their name as an IP. We made all the payments and they caught a tax break so it was beneficial for both parties. When we had built up enough equity in the home to buy it ourselves without a deposit we did so. They sold it to us at the same price they bought it for…no CGT. The bank we went through…suncorp metway…accepted the family equity thing being gifted to us, or something like that. Not all banks will do it though. We went through mortgage choice to find one who did. There is no way we would have been able to get into the property market without their kind help. I hope to be able to do the same thing for both my kids one day!

    The house is only clean cause I clean it everyday about 50 times!! Notice there are no shots of the kids bedrooms!!! I know you know what I’m talking bout.[suave2]

    Hi All,

    Most agency’s and Property Managers all have a database called TICA which lists any bad tenants that other PM’s have had to deal with. As a general rule they should always check a potential applicant against the list on TICA before approving a tenant for your property.

    I would check that they use this (all the good ones do) and that they have added her name to the list so any future rentals she tries to lease will be aware of your problems with her. Get them to list the boyfriends name as well!!!

    Thanks everyone,

    I can’t really afford to buy in my local area…prices too expensice (Blue Mountains) and definitely way -gve. At this stage I am looking at regional areas and NZ. I think once I have made my first purchase I will feel a bit better about the next one. It’s scary though!!!

    I am looking at both +ve and -ve properties for balance and growth opprtunities. I’m very excited about it all but also a little worried about making a mistake.

    I appreciate all your advice, hopefully I will make the right decision and start towards a future of financial frredom.
