Thanks for everyone who e-mailed me, I have be inandated by 100’s of e-mails. For the Investors who have e-mailed me I’m in the process of repling with the deals, unfortuntaly my typing speed is a little slow, so don’t worry, the e-mails with the deals should be sent within the next day or so.
I will not be accepting anymore e-mails as there is a limited amount of deals, which, with the e-mails already recieved will be gone.
Thank-you again for all intrested parties, and look foward to further correspondance with you.

I dont think it really matters what it is on just as long as you listen to it and fast you dont know what you are missing out on. There are ways and means of getting around everyday hurdles like this one. Dont stress yourself out on the everyday ones leave that to the BIG hurdles in life.

Why dont you post exactly what your situation is with your tenant, assuming that this is a current situation you are in so we can give you a better opinion on how to act. Every Tenant and situation is unique and needs to be approached with this in mind.

Dont Let being a single Mum stop you. I am a single Mum and live in Hervey Bay Qld and in the last 5mths Purchased 4 propertys with No. 5 property in the works. You just have to be prepared for people to say no you cant do what you want to do but then turn around and say Thankyou but I will find someone that can help me.
However educate yourself wisely. Rich Dad Poor Dad is good and Casflow Quadrient is another book of his. I had read these before I purchased Steve McNights Wrap secrets revealed Library. Having listened to that gave me the tools I needed to take action. Yes it comes at a price, however I think I would have paid dearly ten times over if I hadn’t had the knowledge that Steve provides. I guess you have to ask yourself are you ready to take action and way up the cost verses the benefit

You said you have asked your accountants in the past about trusts. Maybe you need to go and ask the question again as your ambitions on just excactly what you want to achieve in property investing may have changed. When I set up my company trading with a trust fund my Accountant and lawyer dicussed what would be the best asset protection that suited my situation. Maybe this could work for you and it is also a good thing to have an accountant and lawyer that understands what you are doing. They are out there you just have to go looking for one and then the process is much more easier when all parties are on the same wave length. Congradulations on purchasing a few properties. That is great that you are about to embark on Property investing the best thing to do is work out what you want out of property investing and then go and talk to an accountant so he can advice you on what would be best for your situation. Dont let lack of stucture hold you back though because you will learn as you go. I have just finished setting up my company trading as a trust fund and it ended up costing me around $1300 I live in Qld so prices may vary from state to state. Hope this is of some help

To answer your Questions, one has a tenent in until April two are still in contract and one I am just finishing painting inside and out I will wrap these. I am autually heading down to brisbane this afternoon but actually live in Hervey Bay you can email me on [email protected]

Hervey Bay seems to be providing some good Capital Growth along the coastal strip & Maryborough looks good for +ve/wrap deals.Any experiences out there?
I actually live in Hervey Bay. To find a positive cashflow property here is near on impossible. We are experiencing a very big boom here with realestate agents left with not much left in the window to sell. In reflect of that properties are between $40 000- $60 000 over priced from about 9 mths ago. And this has spilled out into Marybrough. I rent but refuse to buy at those prices.
Hope this will help you. I myself Have 4 properties but none in Hervey Bay I picked up my first one in Maryborough but now prices have done the same as the Bay

Dont just sit there and say Yes But JUST DO ITHi Brad so far I have only recieved ones in brisbane however I live in Hervey Bay but have decided to go with one in brisbane because everything can be done on the phone faxes and email and there fees seem to be considerably less then the lawyers in my area. I have decided to go with Craig after talking with him if you would like his email let me know.

Had just read about those state contracts and had wondered wether any body had gone down that road or not.

Hi guys I have just purchased a wrap libary and am keen to talk to people in Qld tht have started wrapping properties in Qld. I have found a couple of 11 second solution properties and are ready to run advertisements in the local paper but have not found a lawyer that will even consider looking at the wrap program. They say it is their policy that they do not do these type of deals and have advised me strongly to not to invest in vendor finance deals. However I really want to do this as I was one of these people that the bank would not loan money to but a stroke of luck came my way and won a considerable amount of money so it is my mission in life to help people that otherwise would not be able to own there own home. If anyone in Qld has completed Wrap deals and has a good lawyer can you PLEASE refer me to them. Otherwise if you cant help Have a GREAT DAY
