Bad advice – you cannot change the locks without the PM or owners permission. If you do, you will be in breach of the Tenancy Laws in Qld. However, agree with you about time for inspections. This can be dictated by the tenant.

Yes. It is wise to take out landlord insurance. I think for around $220 it covers tenant defaults and damage and $10million in public liability.

The property has Residential B zoning and there ia a large block of units nearby. I thought that this would allow the owners to develop it if they want to under the existing town plan.
