    Hi WiP,

    Thank you for your follow up.

    I did not end up buying the unit. I went ahead with a building and pest inspection then after viewing the reports I submitted a written offer with a bank cheque attached acting as a generous deposit. The vendor did not accept the offer. I lost approx $600 for the inspections but felt it was the best chance I had considering that I was making an offer substantially lower than the vendor's asking price.I am still actively seeking to purchase but feel property prices will drop even lower.

    Dcwwood – am thinking along your thoughts….

    Either way, the property does need some work so can anyone recommend a builder in the area?

    Oh…and if the area does not EVENTUALLY improve, then what? Hold, rent or sell? Sell doesn’t give us much – if not less than what we paid for.

    Phil,

    Thank you so much for taking the time to respond and with such valuable feedback! I will most certainly take up on your advice.

    If the bank valuation was to end up way under, are you saying I am stilll able to cancel the sale and obtain a refund if it is after the cooling off period (minus 0.25% after the cooling off period) and it is within the 21 days (or 28 preferrable as you have stated)?

    I have already asked the agent for a copy of the minutes which they are currently organising from the vendor. Good advice – any more you may have is always appeciated!

    Thank you to all who responded and to WobblySquare – I’m thinking along the lines of “parking” the cash into the offset account as well!

    Sapphire101 – you’re right – I haven’t got this worked out…that’s why I’m asking. All part of the learning process and broadening options.

    Thank you for your feedback Speedy G! Back to the drawing board and my thoughts (for investing) are now turning towards Orange and Muswellbrook. Heard a lot about them…will investigate further.

    Thanks bjsaust – agree; no rush but remain active in researching the market for property for the right price…when it happens.
    Yeah, listening to all these companies and "pros" does become confusing and disheartening – especially when one is trying to remain open-minded and become educated… as so many of the responses received for this post, have stated.

    From all my research I'm with you on your logic.

    Attended the 3 day Harry Dent seminar – and the opinion was expressed as the same.

    So not investing in RE  -brings the question around to what one does with the cash in the meantime..

    Thanks again all for your valuable comments!

    BTW, already have done suggestions made concerning expressing interets etc with RE agents but through several experiences we’ve had, the dealings have been negative and almost arrogant where they think they’re doing you a favour.. They’re not selling as much as they’s like. That’s a fact.
