Yes we are seeing this day in day out with many clients who have equity but unable to access it and move forward with their existing lender.
All part of a brokers loan structuring armour.

In the main 7.25% on both existing & new debt but there are a number of differences in the interpretation.
Odd second tier lender still working off actuals for existing debt but a dying breed.

0-130 is a great read especially as you start out but I think even Steve would agree that those strategies that applied when the book was first written have changed considerably over the years.
Regretfully even with the strongest will in the world no lender will allow you to roll your personal debt into your home loan and you will need a deposit of in excess of 5% of the purchase price. I would strongly suggest you focus on paying down this consumer debt even if means refinancing to a lower rate Some low interest rate or interest free credit cards still exist so this might be worth looking.

Matter of working out the structure you currently have, what you want to achieve from the refinance and then what your future goals are going forward.
What we often see is a client with a mass cross collateralised mess and this can often take a while to undo but with an appropriate choice of lender and correct structure it can set you on your way to achieve your financial dreams.

Option 2 is certainly doable and interest rate would usually be higher than the interest rate on the first split if you are going IO on split 2.
In saying that you may find you can improve the rate on split 1 be refinancing to compensate for it.

No he is limited to what he can buy even if he is a Director of a Company being a non-resident.
Yes that is possible however there other considerations including Stamp Duty and CGT to be considered.

I think what Jsoe is referring to is selling the property at a favourable price to a related party i.e Sister.
There is nothing to stop you selling the property at any price however if the sale was done on favourable terms (Substantially less than the market value) then the State Govt may require the purchaser to pay stamp duty on the deemed higher price.
The same would go for the ATO in regards to CGT if the property was used for investment.

If your friend is a Non resident he will be limited to what he can purchase and will require the approval of the Foreign Investment Review Board.
Nothing to stop him being a Director of an Australian Company as long as there is 1 Director who is a permanent resident but this won’t help him.

We work with a lot of First Home Buyers using a blended loan being a personal loan for the deposit & traditional finance for the balance of the purchase purchase.
There are a couple of lenders that specialise in providing Gap Finance so as long as you have regular income and good stability in relation to residency it is certainly possible.

No not uncommon and is merely because of the “cash out” component.
You have obviously declared the funds are for “future investment” and the lender wants to see where they are going to be invested.Had to sign off on 2 this week alone for a couple of our clients both who were doing a larger “cash out equity” deal.
