If you can find a Solicitor who will provide you with all the documentation required to undergo a wrap transaction for $250 -$300 I would take it and take it quickly. After you have taken it please let me now who they are as whatever State they are in I will be using them. At the moment we only wrap in Qld but I can feel Business expansion coming on.

We purchased our first 20 properties in a newly established Pty Ltd entity although our Bankers did it solely on the Asset base of the 3 Directors and a PG.

Most of the Bank’s will offer 100% plus costs if additional security is being offered. If you are looking at multiple securities you should consider one of the Professional Plans which will save you not only on the interest rate but also on the establishment / valuation fees which can soon mount up. I wish my good debt level was only $700K i passed that mark about 3 years ago. I now have someone fully employed to monitor and maintain that all receipts are received on time. As the guys say just be diligent in your recording and ensure that all debts are paid on time. Don’t ever listen to excuses made by the tenant / wrappee as this is a business to you and I. Balance your portfolio with a combination of fixed and variable rates. We hedge on the future markets to reduce risk but at $700K the costs wouldn’t be worth it.
Think positive and wait for the month when they are all repaid.Cheers Richard

A valuation fee is classified as a borrowing cost and therefore deductible.

In answer to your question. A nodoc loan is where the lender advances funds merely against the value of the security of the asset and requires no evidence of income. Happy to assist if you wish to email me some further details.

My last client’s on Saturday morning as I left for the golf course have just wrapped their first 2 properties and they are in there late 50’s.
Don’t let age be a barrier to good investments.

The MI premium is actually refundable over the first 4 years on a sliding scale. 60% in the first year then reducing by 15% per annum til you get to 15% during year 4.
Just bear in mind most lenders will not just send you the cheque you will need to request it.Cheers Richard

Many of our client’s are only on a pension.
Don’t ever put yourself down just think of buying positive cash flow properties and that in turn will increase your income.If you current financier gives you a hard time happy to crunch some number for you.
