    If you wish to breach State legislation that’s a matter for you.

    Personally, i am a believer of doing things by the book and consider if you act ethically in this world it will benefit you in the long run.

    No i am not getting on my soap box just slightly fed up when i hear people want to cheat the system to save a buck or 2. Thankfully legislation in Qld also exists that if you owner build or renovate then you have to notify the seller of such fact should you sell the property.

    This avoids purchaser’s being taken for ride by shoddy workmanship and i’m sure we have all seen enough of this.

    I agree more with Terry.

    The majority of our deals are done on a variable of 9.25% (9.5% if the introducer is receiving a commission) and we are paying on average around 6.75%.

    Wouldn’t do it for much less and we have the advantage of volume.

    As licensed builders we come across this all the time. Customers think they are allowed to renovate their own home or an IP without the appropriate licenses.

    Dear R & L

    Just remember that in Qld any work performed or co-ordinated by yourself over the value of $6600 requires a Permit and if the commercial value of the work is over $11000 then you are required to attend a OB Course.

    The BSA are randomly auditing renovation work and the fines now being handed for unlicenced owner renovaters is getting higher.

    You mention you have spoken to a mortgage broker that is au fait with wrapping and has done some himself.

    I would make sure that he is fully disclosing to the lender that you are wrapping the property otherwide you will be a party to fraud and that doesn’t bode well in starting off your wrapping career.

    If in any doubt talk to Terry, Stephen or any of the regular mortgage brokers who contribute to this site

    Having completed over 150 wraps i hate to say i concur with Derek.

    For every day you are holding the property and it is not rented or sold via an installment contract then there is a cost to you.

    Why not in future assess the potential wrappee first and be happy with them and then issue them a letter of offer giving them a guideline on what dollar value you are prepared to allow them to spend upto.

    When they locate the property you make the offer and carry out all the relevant inspections and legal checks.

    Then at the same time organise the instalment contract and ensure that you have a simultaneous settlement.

    You will start to receive instalment income at the same time as you have to make repayments to your lender.

    In addition, the wrappee is living in the house of his/her/their choice and not something you merely have for sale at the time.

    We have wrapped over 152 properties in SE Qld as a specialised wrap company.

    We were lucky enough to have decent assets which the Bank secured and provided separate funding for the wraps to a level of 80%.

    It has taken over 8 years to get where we are now so it will not happed for you overnight.

    Be patient and put in the hardyards. As Terry mentioned anything can be done it just gets a little harder as time goes on.

    Thankfully we had very good support from one of the major Banks who wanted to retain our development business and therefore had no problem with wrapping.

    I accept the story might be different now for individual wrappers.
