Agree we have picked up some cracking properties for our clients recently in the region.
My partner knows most of the agents in the area and we are starting to get some interesting calls prior to official listing.
In fact we are just closing on a Call Option opportunity in the area which is set for an interesting re-zoning.
Matter of watch this space.

No have never invested in the Country but i use Ozforez for my currency exchange.
Always find they have the best rates compared to the major Banks.

Mark it is not a matter if being unkind or not wanting Arun to post but is more a matter of monitoring the content to ensure it is suitable.
I have spoken to Arun about his posts and reminded him of the rules if the forum (same as I did to you when you joined).
My concern for other members is when I see continual blatant advertising or obvious self promotion and requesting to members contact him.
I monitor all posts to ensure that any advice given is of a general nature unless the person is suitably qualified to provide more specific advice.
Not a case if being unkind to any one member but more a case of trying to protect the wider investing community.

Yes had another forum client here in Brisbane who was going with them and then decided to switch and used our Buyers Agency service.
When we told him we don't buy off the plan he was relieved and we ended up finding him something which perfectly met his needs.
You have to ask yourself why do these mobs not sell second property ….. whatever they tell you there is no difference in buy something new and something a year old.

Hate to say I wouldn't be buying a 1 bedroom unit or indeed a 4 bedroom house.
With that sort of money you could probably get into a nice inner city suburb in a small unit or townhouse complex.
For a little more you could get a freehold townhouse in the right suburb.
Slightly lower yields but excellent capital growth prospects in the long run.

Agree with Terry easier said than done.
Usually the Vendor offers such an arrangement where he cannot sell the property for market price and does it to attract a higher price.
Away from the issue in getting any lender to accept the second mortgage carry back the other issue might be getting the property to value at purchase price.
Flipping or executing a Call Option might be a way to get your training wheels.

Also IO is available during Construction with most lenders.

If you refinance from one lender to another and the lvr is the same LMI will be paid again with no refund.

Where there is a will there is usually a way to get around servicing especially at a 64% lvr.
Might need some clever restructuring but nothing is out of the question.
