I just get annoyed when people with no idea and obviously no experience start spurting on how to deceive banks and advocating non disclosure.
I thought the mortgage & investment industry was slowly weeding out the rotten apples but there appears to be new ones wanting to step into there place.

Many poeple have done just what you are considering both well and not so well.
A couple of things off the cuff to consider:
1) Maybe look at a Unit Trust structure so that investors can come and go without having to sell the property. They merely sell there units and life carries on regardless.
2) Look at the amounts of capital being raised and the numbers of investors to ensure that you do run fowl of ASIC regulations with regards to the Offer Documents or Prospectus you maybe required to issue.
3) Always provide investors with Due diligence that you have completed and with reference sources that they can check out the information themselves.
4) Consider your financing prior to going to contract on your first property so meet with a mortgage broker to discuss your options and the restriction potential lenders may place upon your or the borrowing entity.

As others have mentioned check initially with COuncil that the area is zoned to allow you to construct something other than single residential dwellings on it.
If yes why purchase the property when you could take out a Call Option against the property and saving the costs of acquisition and sale.
Make the Option Clause subject to the issue of a accpetable DA and then get to work.
Once your DA is issued assign the option for a fee and draw up a simple standard RE contract on your property.

Before you go you wouldn’t like to post a copy of your loan offer from CBA (with all personal infromation blanked out of course) to show us that dealing direct with the Bank gets you a better interest rate and fee structure than dealing through a finance broker.

I think we all now those lenders who will lend against valuation rather than purchase price.
It is luci uneducated comments we are referring to. The Vendor sets the purchase price with the aid of the selling agent. Certainly you have the opportunity of making an offer in excess of the purchase price with conditions that state you wish the Vendor to pay your legal fees etc on settlement to a given amount. This may or may not be accepted by the Vendor and his Solicitor.
The page would normally form an Annexure or Conditions page and the value of the cheque to be paid to you or rebate amount would be stated.
These pageswould form part of the standard contract and would need to be given to the lender.
No lender or his valuer is likely to add to the value of the property the cost of your legal fees.
As both Robert and I have maintained the cheques can be drawn however the Vendor or his mortgagee direct at settlement however the disclosure to the purchasers financier is another matter.

I agree with you wholeheartedly about finding a better deal using a mortgage broker to process the application for you.
Look at our mate salib and his contacts with Homeside. Certainly the client wouldnt have negotiated that sort of deal on his own.

Don’t want to nit pick but can i ask you where you investing in property in Australia at the age of 17.
it is just 18 is the minimum age who can legally purchase a property unless it is purchased in Trust.

It was probably a special one off rate because of who Salub new. One in which they waived the establishment fees and agreed to cover his purchase costs and stamp duty on this deal.
The BDM was probably told not to tell anyone as it was a special one off. All other friends would need to be referred to other institutions and negotiate a similar deal with other of Salubs BDM mates.

In qld you will not be subject to GST on an IP (Assuming you didnt develop the orignal villa and have treated for such under the margin scheme).
You will only be subject to CGT dependant on the date you signed the original contract compared to the date you settle on the sale.
As always talk to you accountant as you maybe able to offset a capital agin against previous capital losses that may have accrued.
