Guess i have to for once diagree with Terry.
If it hadnt been for wraps i would have been able to retire 2 years ago and spend 3 months on the golf course each day.
Whilst I am back to work through boredom at home and being under my wifes feet I am still able to enjoy the cash flow and capital returns that my wraps bring with it.

As Steven mentioned a lodoc loan to 90-95% would be achievable. A bit more expensive but an option.

One question you should always ask any broker is what did he do for a living last year and the year before that.
If as Simon mentions he was a recent jumper on the Finance wagon because his double glazing career (oh takes me back to the late night UK telemarketing calls we used to receive) did not work i would give him a big miss.
Like in any industry certain people are motivated by one thing and thats profit – not to you but to them.
Get a second opinion.

Terry is right if the Contract makes that provision to assign you may in some States save on Stamp duty.

If your Bank or Broker is giving advice opposite to what Steven has mentioned then ditch them both.
Offset the interest only on your non tax deducible debt whilst you have any. Different story when the debt is repaid.

We take business from 6 introducers in Qld and offer them a $1500 up front fee and 0.25% trail commission on the loan amount.
I assure you there is plenty of incentive when they want to sell the home and the finacning falls over.

Coming from the UK I have always been a brick and tile man.
In saying that I built our home 2 years ago in the Western suburbs of Brissie and it 68 squares so has a large roof span.
Went the colourbond route and never regret a moment. Nothing nicer than hearing the sound of rain on a roof although admitedly the damage tree branches do can be an issue.

Yes wrapping a block of land is like wrapping any other property.
I have done it on more than 1 occassion as long as the wrappee understand that they will not be able to construct on the block unless you are paid out.

I own my own properties in the US and have done so for 20 years back from my UK days so i havent purchased a property through Westan or Alvin.
In saying that I have I believe helped over 50 of their clients in arranging finance in the US and not a single one of them has ever had a bad word to say.

Macquarie mortgage insure ever loan and they certainly don’t and or do Homeside.
On the insurance side you might like to check out CGU / Aus Unity. NRMA do not.

Hi dallas
Couple of things i would do is:
1) Maybe take an option on the parcel of land adjoining your property and make the option subject to a satifactory DA for the total subdivision. This will save you having to settle on it although in WA I believe you still stamp duty on the Option.
2) Yes Development Finance is a consideration but on a land subdivision you will be limited to what you can borrow as an overall percentage.
I would suggest you probably cost the subdivision first then maybe look to incorporate the costs and interest into a standard finance deal. I am unsure as to what amounts you are referring to.
Look to roll the interest up whilst you are progressing with the subdivision. Presales will certainly help encourage lenders to want to make this happen.
Another option although slightly more expensive would be a combination of mezz finance or a JV with a local developer.
