    Looks like the advertising has started up again.

    Lisa were you connected with the organisation that took $17000 USD off a finance client of mine only for him to find that they ran off with his money. He didnt find out until the Bank did a revaluation on his property and to his dismay was told that the property hadn’t been rehabbed after all.

    Must admit not sure if you will get 10% deposit in cash or cheque from your buyers especially if they are looking for a high LVR loan.

    With regards to the deposit maybe not in Vic / WA but in Qld you can certainly have the deposit released to you if the buyer agrees or you make it a condition of the contract.

    I guess if this is the only IP property you ever wish to purchase and are looking for the cheapest rate in the market warts and all then Wizard could be for you.

    Personally i would use someone like Simon who can tailor make a product to suit your requirements now as well as in the future.

    If you want my 2 cents worth you are better at looking for an experienced local independant mrotgage broker who is a regular poster on the forum.

    Someone like Steve at Mobile Mortgage could help you i am sure as he is only a good 5 iron away.

    Hi loan

    I was born and bred in Bournemouth and still have a house over there. SE England prices are as high if not higher than London itself.

    You can’t go far wrong in the right area in the SE although obtaining finance as a FN is just as hard as it is over here.

    There are several plusests including both Asset protection and Taxation benefits of purchasing a property in the name of a Pty Ltd Company.

    Normally it is done with the Company being the Trustee but again it all boils down to your own individual circumstances and requirements.

    Cost wise you are probably looking at around $920.00 which includes the ACIS fee of $800 plus your Accountants fees for setting up the Company.

    Before you venture into a Company structure think of the initial set up and ongoing costs and weigh this up with the benefits of doing so. For our clients many feel that a Trust structure with personal Trustees is often a more financial viable way to proceed in the early stages of investment.

    What do you mean by 80% LVR. 80% of what GR ?

    How many units in the subdivision. How small is small.

    Many deals are done at residential rates it just depends on the size and experience of the person doing the development.
