All they are is a mortgage broker who dontates 10% of their trail commission to the Salvos.
Whilst i appreciate the Salvation Army is a great charity the amount dontated is hardly like to make much difference. I see they dont donate any of their upfront commission which really would make a difference.

You will find it difficult to raise more than about 50% of the business value without additional security.
More information is required before a full answer can be given.
Why not look at the vendor to offer some vendor finance in the initial stage under say a 3 month trial period to make sure that you are happy with the business.

With the revolution of electronic applications your broker would not need to necessarily need be based in the same State as you.
I have many clients all over Australia including WA who i have never met but acted for for years.
With WA just make sure that the Broker you use is licensed to act in that State.

Minimum loan i have done in NY State is $20,000 at a maximum 75% LVR purchase or 70% refinance.
Took about 8 weeks to go through although lender will only lend on single family home and not duples/triplex etc.

Making an application for a credit card is fairly easy and dependant on a few factors should not be too difficult to obtain.
As long as you have reasonable employment history, stable residency, not too many credit enquiries and no adverse credit registered you should be fine.
I would suggest that you try one of the newer providers such as Virgin who are looking to attract a bit of business.
In most cases you can do this on line. Try http://www.virginmoney.com.au

I dont think you can ever purchase your first property too early and myself and many of my clients purchased an investment property prior to purchasing a residential home to live in.
The buying criteria for each are totally different and need to be treated as such when undergoing your due diligence.
As for a loan structure i would suggest that you certainly look to establish any investment loan on an interest only basis and probably until such time as you have a non tax deductible debt on your own property consider attaching a 100% offset account to the loan.
Your decision as to what to do with the property may change as time goes by and therefore the ability to be flexible and not tie up large sums of money in deposits or increased monthly repayments by reducing the principal makes sense.

Another important issue is to consider how you are going to finance the purchase of such a property.
Changes in the Patriot Act has made the financing of investment properties to Foreign Nationals almost impossible unless you deal with the right style of lenders.

If you are happy to offer additional security or reduce the LVR to 70% then a Nodoc loan requires no form of income information to be declared.
Many clients use this form of loan.
Rates are very competitive these days and in most cases a lot lower than the standard variable rate.
