Firstly welcome to the forum and I hope you enjoy your time with us.
Without full financial detailed information it is difficult to work out any fugures for you but remember serviceability is one of those things that changes with lender to lender.

If you care to post some actual figures or email me if you prefer to keep them off the forum i can crunch the numbers for you.

Dont worry CBA have cut their rate discounts back as well unless the loan is > 750K

Good luck in finding a Vendor who is going to allow you to settle when you like but in the meantime renovate the unit whilst he gets no rent signs all of your strata title documents and then pays you the balance of the purchase price after he gets stung for CGT & GST being the Title holder.

Might be able find some but would then need a lender to grant a loan with a borrowed deposit.
They are not thick on the ground.

As long as you have equity in your Australian properties or cash you will be ok but dont look to obtain a loan over in the US as other than Florida all of the lenders we have used for the last 5 years have either gone out of business or have shut up shop to FN lending.

Yes it is most certain illegal to provide a buyers agents service and charge a fee if you are not licensed in the particular State.

We are finding more and more that CBA valuations are coming in a lot lower than clients expect especially on purchases and have therefore stopped using them as we havent had the same issues with other lenders.
My suggestion would be to look at an alternative lender and see what they have to say with their valuation.

Do you want to email a full break down of your income / liabilities as the car loan and cc were not even mentioned until your last post.
From the information you have given and subject to the length of your casual employment i still believe you would qaulify for a loan as you requested.

RAMS still offer the 100% no deposit, just only through the Franchise channel.
Less than a week after withdrawing its no deposit home loans from the broker channel RAMS Home Loans has today announced the product will also be axed from its franchise network.

At the moment a good loan is anyone you can get.
Dont want to be flipant but lenders are turning down more deals than they approve and for FHB it is getting harder and harder to qualify.

Yes certainly do. In the UK now it is a maximum lvr of 85% across around 90 lenders and the investors are buying more and the first home buyers finding they just get on the band wagon.
