I would strongly suggest you get quality legal advice before proceeding.
Free website or books are worthless in a situation like this and paid for advice is far more beneficial in the long run.

Agree with mich's comments.
The other thing i would suggest is ask your Broker which post codes or areas lenders / mortgage insurers have started to cut back lending in as they would be re-acting at every turn in the marketplace.
Remember lenders listen to valuers who have their ear fairly close to the market floor.
You would be suprised how quickly credit policy changes when a lender runs scare i.e Westpac's recent reduction in rental income assessment.

The alternative is just answer them yourself.
I get on average 60-65 emails a day 7 days a week and make sure i always answer mine the same day where possible even when i am the UK or Europe.
Adds a wee bit of Professionalism to the business.
If you don't go that route i am unable to offer any advice to what has been already posted.

A DFT with a Corporate Trustee will certainly not be a structure for everyone and before you head this route you need to way up the advantedges and disadvantedges.
Without knowing your own circumstances and long term investing goals it is difficult to comment as whether this entity would be suitable.
As i say individual situations will determine the most appropriate structure for you going forward.

Hate to say there is no Australian lender who will take European property as security but yes there are the odd foreign lender who will lend to Australians.
Will depend on the Country concerned and the type of property.

Agree with Tom certainly here in Qld that will be the day when they do away with Stamp Duty.
The new LNP Govt bought down its first budget today in Qld and with the position the former Govt left us we certainly wont see a reduction in purchase costs over the coming years.
If you cast your minds back to 2000 all State Govt told us that they would do away with Transfer Duty with the introduction of the GST. Some 12 years later and we are still waiting.
Cant see any change to the Qld market at all. New Home Sellers will increase their prices by $15K to allow for the Grant and valuers will down value new stock by $15K. Nothing will change.

Agree with Derek don't hold any NRAS stock in my own portfolio but have financed a few dozen for clients.
Not saying they are all bad or overpriced but make sure your Broker orders an upfront valuation and you get a copy of the valuation report before going unconditional.
You have to ask yourself if the marketing agent (as Derek mentioned) is getting upto 8% of the purchase price by way of a commission is the property overpriced ?

I am with Ryan and use Excel with a few personal modifications.
I am now Excel expert so with 40 properties it is a matter of designing simple to use but accurate in it's report and for it works well. I am sure some of more IT related forumites will tell you there are the odd program doing the rounds but i am quite happy.

Heh Jamie that is JacM for you a great kinda gal.
Before you rush out and look to utilise your $130K I think I would ascertain how much equity you have in your current property.
You want to maximise your Deductible interest but remember once you have used your cash you won't get it back again.
If you utilise your equity and keep the cash liquid in your offset account you would be able to re-use in the future.
The structure going forward will be the most important part of the decision making process rather than the purchase itself.
