Hi Josh, is emerald still a good place to invest. I remember you indicating that prices may go up in second half of 2012 whereas it has stabilised.. If alpha project is delayed what will be the impact? Already 150 properties for rent. Your insight will be valuable.
I will continue to invest in Whyalla and the copper, uranium aren't going anywhere. The project will happen at some point of time and in long term it will be a gain. Mining companies will play all the tricks and BHP is a master of it. Who knows, in couple of years time there may be another company who will be interested in exploring Olympic dam. or BHP can do a U-turn. I did not invest in Whyalla for Olympic Project but for the resources available there. Even without olympic dam, SA will do very well. As with any investment, understand the fundamentals and for me it is great in Whyalla.

I ended up buying one property in Emerald and one in Whyalla. If it is going to be your first investment property then I think it is very high risk. My suggestion would be to buy in Toowoomba which is safe and it will also benefit from Surat basin. I have done my reserach which has been pretty detailed one hence ended up buying in Whyalla and Emerald. Toowoombas was my preference too but the vendor in Whyalla acceoted my offer first and the one in Towoomba did not,
Very intresting. I bought a 2BR unit (low rise apartment) in Southbank is Oct 2010 for 500k and currently the market value is 550K, should I keep this or sell and invest come where. What is the prospect for low rise apartments in Southbank?
Although I do not own any property in Dysart (I came close to buying one this month but did not sign the contract as I thought it was a high entry point) I think fundamentals of mining is very strong and these towns will benefit from it for next 30 years atleast. Just because they have closed one mine doesnt mean that coal is not required at all. For example I come from India where in the town I studied even today there is no electricity for 10 hours per day and governments are investing huge amount on this and India needs coal and same applies for other developing countries. As long as coal is there in the town the mining will continue. Price of Dysart may reduce by say 50% in next 3 to 6 months but fundamentals are strong and you will profit if you stick to long term. Who knows they may very well open the same mine in next 6 months. So my suggestion is do not panic, understand the fundamentals but I am sure there will be major impact in next 3 months due to this. Remember one thing, Be Greedy When Others Fear & Be Feared when others are greedy.
I have done my due-deligence with respect to my serviceability (I am a familman with 2 kids as well, so I had tpo). I have done my research from top to bottom and I am sure that these both propertie values are going to increase by atleast 10% in next year or so. Hence do not want to lose 100K I am sure there is a way out.
Thanks Richard. My salary is $142K per year and married with 2 kids. Currenly I own a house which is my principal place of residence and the loan amountis $478K (95% of value). I have just sold one of my investment property and will have 50K and anoter 50K which I refinanced my PPOR. So intotal I will have 100K. I want to buy two properties using 75K and rest 25K will be my saving for emergencies since I have two kids. I have gone into contract for a property in Emerald (400k with $600 per week rent till Dec) for which I am seeking 95%. I have a credit card with 35 K limit and I owe 10K. In addition to Emerald property I want to buy a property in Gladstone for $550K rent expected is $750 per week.
