    Hi Misty

    I once had a property on the market many years ago with an agent after only having a couple of appraisals done by agents . I had decided in my wisdom that I knew what my property was worth and wasn’t going to pay the valuers fee, haa haa!

    Anyway, the place did not sell, and because it was my ppor and I was moving on with work, my accountant advised me to have it valued for tax reasons.

    The valuation came in at $45k more than my asking price!

    Needless to say , I learn’t something from that.

    Perhaps you could too?

    So would you have one done for any property you purchased over there and have it sorted before settlement?

    Hi Misty

    I have found Terry Ryders book ‘Property Smart’ to be quite helpful with what you can expect state to state.It’s an easy to read book and a good reference (along with his other books).

    Thought that might help.

    Hello, and thankyou for the helpful replys.

    What would you expect to pay in fees for a schedule to be prepared and would you have one prepared on virtually any residential purchase in NZ?

    I have wondered, that on a modest purchase ,it may be a case of robbing Peter to pay Paul???

    I imagine that these business people who specialise in property management only, will tend to be located in the major cities where there is strong demand for their service . Smaller regional centres are less attractive for their service due to volume etc I expect.

    I’ve got fundamentals of investing by Dolf and Kiyosaki. I’ve played it that many times in the car now the wife won’t have it!!

    Need to do more investing with the wife.

    Sounds as though it is likely that banks will only do say 60-70LVR on modest propertys in smaller towns as a rule??

    Applying similar criteria to Au based lenders??

    If I had that buying leverage I’d reckon on renting and searching for better +cf deals

    From what I read between the lines, it is a buyers and renters market in Melbourne.

    I like Terry Ryders books and emphasis on the three R’s

    I have been down loading statistics from realenz.co.nz on Auckland suburbs and speaking to a relative in Auckland who owns and manages two estate agencies there.

    Generally they are telling me that most of Auckland has done it’s dash for the miniute and it would be wise to look to the regions.

    I have decided to concentrate on the Hamilton-Waikato area and am going there in about three weeks.

    I once put my ppor on the market after appraisals from 3 different agents and going with one. I was told to expect 210-215k as a selling range(this is about 4 years ago) Any way, our house did not sell and there was not much significant interest to speak of.I was moving for work reasons shortly after and my accountant advised me to have the place valued prior to moving for cgt reasons. The valuation came in at 250k!

    What do you think I learned from that expierience?

    I still own the property but I think it might just be worth having valued first if ever I contemplate selling eh

    I believe I read somwhere that the Japanese Govt make it next to impossible for foreigners to purchase there. Is that the case. Or what is there to overcome??

    I found your reply interesting. I am looking to buy two, low to moderate cost, positivly geared propertys in the Hamilton area of the north Island.

    I am married to a New Zealander and we are in and out of hamilton airport on family business about three or four times a year anyway.Everywere I go I see opportunities.I would be interested to know how you have been able to do your research and information gathering and what reasons you have for those south island destinations.

    I was in Palmerston North about two weeks ago for a wedding and saw several properties that meet Steves 11 second test.

    How would you approach financing a purchase over there? I was thinking of using equity and cash here in AU$ to complete my purchase avoiding any cross securitisation. Allowing a way foreward for further aquisitions.

    I plan to travel there on the 15th next month and do some serious looking. I believe there are far better opportunities there at present than anyware here in Victoria that I know about

    I am in a similar position at present . I have equity in my properties here in Warrnambool which I want to access for a purchase in NZ.

    I had a talk to my banker recently (CBA) and I have a pre approval however they will not accept the NZ property as security.I think this is satisfactory.

    I am wary of brokers as I have been jerked around a bit in the past.Where in NZ are you looking?
