    The worst movie I have seen in recent years would have to be ‘The Cell’ Didn’t go to a movie for about a year after that.It was total crap.

    Just now I’m reading Dr Seuss books to my 4 year old. ‘Sneeches and other storys’ also ‘Hop on Pop’
    and ‘Green Eggs and Ham’. So there you are.

    Actually, I saw it advertised in the back of API magazine and just got my library to get it.

    Hi Huey

    I’m no expert but my Father in law is a bricky and I have learn’t a little listening to him.

    A common cause of cracked brickwork is rusting steel inside the bricks such as a Lintel above a window or door. Our family have several propertys in coastal west vic where this has been the case.

    I’d still get a building inspector in. Foundation problems might be another matter.

    I was hoping someone smarter than me would have posted a reply by now.

    Perhaps they are all out looking at property this morning??

    Sounds to me like your partner needs to talk to his accountant and ask a few more questions.

    Genarally speaking it is cheaper to pay cash for equipment but i think it depends if you want title to it at the end too.

    I have had the GST isse explained but you really need your accountant to guide you.

    I still have an old copy of “Making More Money” by Noel Whittaker and he explains it as being similar in concept to a lease with the main difference being you have title to it at the end.

    Chattel Mortgage

    Also called bill of sale.

    I have machinery that I have purchased under a bill of sale for my business. Payments over 5 years and title to it at the end.

    My accountant advised me to do it this way because of the GST implications.

    No doubt there are others here who can explain better.

    I recieve hard copies of the Waikato Times Saturday print and I intend to focuss on this general area. I have business matters that are hard to get away from at present but plan to be in the area in about three weeks.

    Does this mean these towns are all, or the majority, under a lease and not freehold titles?

    One of the reasons I am curious about these towns is there relative proximity to Auckland and relatively low values.

    Are there opportunities or …….no

    Very thought provoking program.

    One of the things that success comes from is doing things differently or being counter cyclical.

    Perhaps being in cash and sitting patiently for the time being could prove fruitful if bis-shrapnel interest rate forecasts are accurate.

    Over the years i have seen several people make predictions. Some have been right and some wrong.

    If only I had known which!

    Investors with no stategy in place to manage an interest rate rise could be in trouble very quickly.

    Someone will have to buy their propertys to stop them from going broke[wink]

    Hi there Max

    I think it could be that the steel lintel above the window has rusted and expanded causing the crack.

    I have seen this a lot in coastal areas.

    The solution is to take the bricks out and drop the old lintel in the deepest part of the ocean and replace the lintel with one that will not cause the same thing to happen. A good bricky will soon put you right. I have noticed this a lot in Warrnambool where i own a few propertys.

    Hi Ezy

    I love the ambition in your post but I thought i would give you my 10 cents worth for what it is worth.

    I had the same idea a few years back and decided to door knock a few prospects in my area kind of like agents do I guess. I knocked on about 20 different doors, got abused in thy fashion and had the life scared out of me by more than one widow making dog.

    So I learn’t

    1) I don’t want to be an agent

    2) I don’t like savage dogs

    3) It really is best to buy your own reno and live in it while you do it up. Well, if you are just starting any way. With renovating I have found that the project generaly takes twice as long as you think and costs more than you think.

    You get the general idea???

    I,m a Dairy farmer. I guess I specialise in buying run down dairy farms in the western district of Victoria, tidying them up and revaluing etc and buying again.

    Kinda an outdoor get your hands dirty guy.

    Dairy farming is in such a hole at the moment and a LOT of farmers are struggling so this all creates great buying eh! Well thats what i do. Milk cows and tidy up farms

    My banker at the CBA gives me a copy of the valuation that the valuer has prepared and makes no bones about it.

    I rang him and discussed what I wanted . The valuation was completed and I have my loan and a copy of the valuation.

    I just retrieved it from my filing cabinet for another look.

    Yes, it’s a little frustrating researching propertys and getting your hopes up only to find you are unable to borrow what you thought you could.

    Perhaps some of the mortgage brokers here might be able to guide us on what towns are difficult to get competitive finance for. Talking to my CBA banker here in Victoria, the best answer he can give ,(for oz propertys) is that it is simply a case by case assessment.

    I’m beginning to realise the value of a good mortgage broker.

    Many thanks for putting me in the picture.

    Just another thing- Eventually when an investment property is sold in NZ, many years from now, can there be tax of a sort to pay as a result of claiming depreciation through the years?

    I’m certainly no expert in this area.

    At present, I am in the process of a purchase of three units in New Plymouth(NZ). They were built in the early 1980s.I am about to contact valuit.co to make the arangements.
