I have invested in a fair bit of farm land over the years and although it has been a good investment I have done better with other investments .
Values for good dairy farms in my area have dropped a good 30percent since 2008 .
Last month I settled on another farm with a per acre price of 3600 . Three years ago this could have realistically sold at around 5500-6000 per acre ! The strong dollar is hurting agriculture a lot at the moment but of course this will not always be the case….
Yeah . Who took my money is a great read . I've read it a couple of times . It came out in 2002 I think but is still very relevant IMHO . Any one read his latest book ? Raise your financial IQ or something ?? A lot of my books I have bought second hand on e bay for a fraction of retail price . Also shop at second hand bookshops and sometimes get books very near new …

Nigel or whoever you are , you didn't need to write that . When I first joined the forum years ago Weston was very active and helped a lot of people .
Why should anyone do business through you if you are prepared to ………….forget it .

I've been investing in regional Victoria for quite a few years . I have only invested in the towns within my own region just because I find it convenient since I am tied down so much with my business , family commitments etc .
Towns I have property investments in are Warrnambool , Camperdown and Mortlake as well as farmland in the area . Warrnambool in particular is growing quite steadily and the rental market is fairly tight . Origin energy are planning a gas fired power station near Mortlake which will no doubt help the general area .
Perhaps Wonthaggi might be worth a look over in Gippsland as the Desalination plant will have an effect . I have never been there…..
I like the prospects for Mortlake within my own area . Hope that helps

Sharif , it took about a year , but …. we were coming out of the recession that we had to have . This was 1991 . Back when the earth was cooling !
I have friends and colleague's who have bought lots of 200 -300 acres a few years back and just leased them to farmers on a blog standard 3 by 3 sort of lease . In some of these cases the leasees have substantially improved these acreages with tracking , dams , fencing , troughs etc and now the owners are sitting pretty . Most dairy or grazing land in my area has doubled or more in the last few years . They aren't making any more of it .

I don't know much about Tassie but I have seen large areas of Western Vic near where i live go into trees in recent times . A lot of it has gone in is basically macquarie bank owned by subsidiary companies . They sell the units off to willing investors and make a killing in the process .
I own two dairy farms and have never invested in anything specifically around forestry . A 60 acre block could be a good investment . I once doubled my capital on a 55 acre block about 20 years ago . It all depends on you really…..

I have noticed that the quality of posts is not what it was a couple of years ago…..Where have some of the old regulars gone ?
The trouble with putting the rent up for older tenants ie pensioners is that they may not be able to pay the increase . I have looked at units in a town nearby where the good steady long term tenant on the pension with no other income just could not afford a rental increase . I don't see this senario producing a positive cashflow outcome….How old are your tenants ?
Some areas i have looked at such as parts of Rotorua and wanganui in NZ property managers don't want to know about .
Also in the US according to Westan there are large areas that property managers wouldn't go even with an armed escort !
Yes I know what you mean . We have a local agent who has had his own home listed and advertised most every week for the last ten years there abouts . He keeps coming up with different blurbs to run with it . It makes me wonder how he keeps coming up with them . How some people can write so much BS for so long astounds me .

Why are you looking at apartments in Auckland ?
I have an Uncle who owns three realestate agencys there , one in Titirangi and two in nearby suburbs and they are selling apartments from time to time . They invest in plenty of property but not apartments FWIW
With the capital that you have why don't you look at a commercial property ? Should be able to get something with a better yeild than 7.5% I'd reckon ……with less headaches…….

I've had issues with something similar before . It was a widening of a driveway entrance to an industrial block and some small trees were removed to allow this . To offset this I was required to put in shelter belts along my boundary . Seemed a fair compromise to me .
Is it possible for you to do something similar ?
One thing is for sure you won't get far fighting with these people . Try to talk to the person that has it in for you and see what could be done perhaps ?
What's wrong with starting your own superfund though Xenia ? Where you invest your own money in your own asset classes making your own money and making your own mistakes ??
I don't work in a job either . But now that I,m 40 I,m more and more concerned about asset protection is case I get sued or something goes wrong with my business . At present I have assets in two different discretionary trusts , A private company , my own name , My wifes name , a partnership between me and the wife and a separate partnership in NZ . I don't have any super as such at present but when I sell my business up I will be getting some legal advice . What do you reckon ?
Please don't tell me to see a financial advisor…………

I guess this is why RK sees so much potential for what he is doing . I take my hat off to him . He is a remarkable man .I've read most of his books and enjoyed them all . Especially "Who took my money" . I've bought most of them from second hand bookshops
Sounds tough being a worker in california Marc . No sick pay two weeks holiday , no unfair dismissal . No wonder aus is called the lucky country eh ? I read there is a much bigger gap in the US between the rich and the poor with a huge underclass…. Diminishing middle class . Interesting a few months back Westan popped his head in saying the average American is not as financially literate as the average Aussie . What do you reckon ?
