    Hi Susieq,

    As no one is answering I’ll give it a shot. I odn’t know much about Forrestfield so cna’t comment there, however, Midvale adjoins Midland and blocks in may parts have been rezoned to allow development on the back. Having looked in every real estate window in Midland this week, there wasn’t a lot of properties for rent in Midland or Midvale ie: each agent had about 4 -5 displayed. Most had spaces for more that were empty so I guess that’s a good sign.

    Hi DD,

    Nice to know we were missed! A spot of renovating kept me busy.

    Yes hard to tell the difference. The Super 6 over here, is now being replaced by Hardi Fence sheets.

    So while Asbetos and Super 6 are held to tell between, the Hardi Fence sheet is reasonably easy to tell the difference as the corrigations are much larger.

    Yes com’on the railway, does that mean you have an IP down that way too?

    David,

    Will you have enough income from your reno’s to see you through retirement? If so, then do your reno’s and get the income together to live off. If not, then perhpas have osme rentals to provide inocme for retirement.

    Fibejebe,

    The smell used to be the esturary prior to your time. It didn’t used to flush and the estuary would get stagnant and seaweed would just sit on the shore edges for days and days and smell quite badly. We used to go to Nairns as a kid and it was really bad at times (although that never stopped us crabbing in it as a kid!). But the problem has been mostly solved with the Dawesville cut so that is why you probably don’t smell anything anymore.

    The esturary and rivers leading in to it are very nice spots now and I noticed the esturary shore has been upgraded a bit, with picnic tables and playground equipment for kids. In some ways though, it’s still one of the hidden areas of Mandurah, very quiet.

    The esturary’s not as bad since they put the Dawesville channel in. Yes, it still has it’s days but most of the time it’s fine.

    Hi there Marisa,

    I think it’s time I got a new valuation done.

    I think there’s still a bit of growth in the market, although I think prices have already risen quite a bit in anticaption of the railway. I rekon by the time it gets there, the growth will have tapered off. What’s your thoughts?

    I wouldn’t buy for cashflow down there.

    I odn’t have any myself, but my folks run a claeaning business and one of theri jobs is a roomhouse. In this one they odn’t have a live in caretaker, it’s run through an agent and the folks clean all the common areas once a week. The real esate agent pays them and charges the owner. They also clean the rooms ofr nayone that wants theri individual room cleaned but are paid direct by the perosn in the room for this service.

    I notice you have deleted all your questions and assume you feel offended. Please don’t take offence at the request to write the messages slighlty different. It’s easier for people to reply if it’s easy for them to read. The suggestion was only another effort to help. But if you get comments you don’t like then just ignore them, why miss out on the suggestions that can be offered and the opportuntiy to help others.

    Having said that, your questions are also helpful to other people. Sometimes poeple reading through learn things too that they may not ask for themselves, so please do consider putting your questions back.

    If you’ve been on the market for 8 months then I think yo can also list with other agents now. Check the sales agreement that was signed, normally you give exclusive rights to sell the home to a particular agent for a certain length of time eg: 3 or 4 months.

    After that time you can sign up with others, although you need to let them know that it’s not exclusive if you still have this agent trying to sell it to.

    Yes, I noticed the same thing when I booked, but the book does say a reduction of $200 so you attend at $495.

    The full retail price used to be $695. OK, the discount now works out to less ie: $100 but it’s still correct in that we are attending for $495.

    I guess it depends on how you look at it, but I’m no worse off then what I thought I would be ie: the book says $495 and that’s what I’ve paid.

    YEs you can do a reno to add capital to either sell or rent. Just make sure you always do your numbers ie: go through a reno with a fine tooth comb, write down each item that needs doing and then cost it.

    In your costs you need to add your stamp duty, mortgage/settlement costs, holding costs (ie: payments on mortgage while renovating) and selling costs ie: cost of the agent to sell etc.

    Once you’ve done that also add a couple of extra thousand for the things you find along the way that weren’t visibile or simply overlooked when you did your costings (there’s always something!)

    Search the recent sales history of the area to find out what a similar homes that have been renovated are going for.

    Once you’ve estimated what you should get then take off our costing that you’ve worked out. There’s your profit (or loss), and don’t forget you then need to pay capitla gains, take this off the profit. Are you happy wiht what you’d be left with? If so, go for it. If not start looking at the next one…..

    Well, fire still contained, although Firefighters are concerned about the weekend as temps as expected to be hot and winds are expected to pick up, they are worried about fire jumping the containment lines as the front is 150km long. (I can’t even picture that!)

    Yes, the smoke is unbelievable, we’ve been raining ash here at various times over the last few days.

    THe firefighters have had a massive job, good on them.

    Yes, believe it doesn’t cost all that much.

    I think it’s the Dept of Comsumer and Emplyment Protection you need to contact, but do a search on this site as it’s been brought up a few times so you should be able to check whether that is the right dept.

    Yes, we found this out by accidnet that this occurs. We bought the first IP in joint names, the 2nd is hubby’s name as it’s -ve geared and he earnt more and the 3rd and 4th in my name as +ve geared.

    When we didn’t get a bill for land tax I rang up to query where it was (yes, I know that sounds odd, but I didn’t want a big bill years down the track when they caught up with us) and the lady said that as the ownership is different on each property except the last two and the last two combined didn’t go over the threshold we therefore weren’t eligible for a bill. Nice way to put it, but have kept it in mind ever since. (This is in WA).

    Also if your properties are in differnt states then you can keep your bill down as each state charges their own land tax and it’s not calcualted across all your properties only the ones you own in that state.

    Ah Wayne, you must be close.

    We’re in the hills too but further away and just been watching, waiting and had written a list of what to grab if we needed to.

    I hope they catch the culprits, for those that hadn’t heard, the fire was deliberately lit and has been burning for 5 days now. The heat and wind have not helped. Firefighters have come from all over the state to help because it’s been so big and out of control.

    James, that sounds like one of the easiest solutions yet. Not costly and sorted out upfront without the need for any agreement as it’s already agreed. Any lawyers out there wish to comment?

    Ok, here’s some food for thought.

    mikefrost and wezza, would you donsider yourselves to be good tenants (wezza, think the future, would you be a good tenant?)

    When you left or leave home at 17, 18 or 19, where are you going to rent? I imagine it’s going to be in one of the cheaper places to rent as most young fold don’t earn heaps in their first job. So, your renting cheap, does that suddenly make you a bad tenant?

    Secondly, your saving for your first home, so what will you rent in the meantime? Well, I rented cheap so my deposit would grow faster. Doing that didn’t suddenly amke me a bad tenant.

    Now this about this, I came across a nurse who was posted to a country town. Now, you’d imagine a nurse who is trained in cleanliness etc so that patient care is good, sould be a good tenant? Wrong, this particular nurse took her dog with her to this town and each day when she went to work she locked the dog inside and she readily admits the dog often pee’ed of the carpet etc when it couldn’t hold on through the logn shifts she worked. SO, why did she lock the dog inside? Becuase the property didn’t have a fence all the way around. Why was she rentign ahouse without a fence, because the Dept of Health found the house and didn’t ask about fences, the owner thought yippee, it’s a government body, rent will be secure etc. Well, the rent was secure but imagine the smell of that house. My guess is that being a government body they probably got it professionally cleaned, but my point is, what and who you think will make good tenants, isn’t always the case. Don’t judge a book by it’s cover.
