    i am sorry i cannot help you but i feel compelled to say the following.
    i am appalled by some of the replies you have been given. in my opinion they are offensive and personal attacks.
    i realise on on line forums all kinds of people are reading and replying.
    a bit more compassion would go along way. not everyone is lucky all the time. a constructive comment costs nothing.
    good luck with your journey and do not be discouraged.
    there are other forums. given the tone of replies here i think i will move on.
     a word of caution be careful seeking advice on line re property in particular. in your situation you are vulnerable to all sorts. i will say no more. regards

    do you think you are paying too much? was it on the market for long?
    prices are dropping in some areas purchase/asking price as well as CV . if you are going to hold the property for along time it will catch up improve in value. loans/money can be difficult to get at present but interest rates are low.
    not a bad time to buy but some say because first home buyers are eager to buy they maybe are increasing prices.
    time will tell.

    hi websa i read your problem as you described it on another website.
    the issues are serious and complex. the fact that the woman directly transferred $150000 into your bank account would surely prove a link to you? she has a mental illness so it could be argued if she signed a contract when unwell, it would be not valid. her family have power of attorny so they are now in control and have protected her interest by the caveat on the title.
    a sad and sorry tale.
    it does not sound you have risked much of your own money? legal advice will be required for all parties i would think.
    are you still marketing the project?

    hi jack that is a big diff in CV to purchase price.
    can you give more info re the property?
    the CV is the unimproved value used for council rates, water rates, ESL etc.
    is this for invest or to live in? regards
