I think the answer depends on the extent of damage and the type of tree/s causing it. Are the trees still growing or fully matured?

The cash flow is calculated after making provisions for repairs. The amount of provision for repairs depends on the age and condition of the property. I like to make a provision of 5% of rent for such repairs. And as you said, the risk of any major problem is covered through insurance.

You’d normally split the semi-detatched property into two titles to sell them separately. Generally you will make more money from selling two properties rather than a pair of semi-detatched. If I were you, I will hang onto the unit in Darwin as it is putting cash in your pocket. Also, from what I have seen, Darwin has experienced capital growth as well, so it is a win-win situation there.
