Kit homes offer you the quick turnaround time. I think its a very good option in areas that are experiencing great rental demands (due to new mines opening up, etc.) and the new housing is not able to cope with the demand. I think there are still a number of desperate sellers. I am buying a property at around 21% under valuation. As a buyer, I think its a good time to be in the market. That said, some indicators are showing signs of recovery.

Hi audiocorgan,
You don’t have to sign the contract if you believe the terms/conditions on your offer are not met. In this case it is quite clear the terms are not met.
You should probably pull out of the deal because if the vendor accepted your offer within 2 hours, you have probably offered too much anyways.

Definitely, Interest Only is the way to go. It doesn’t stop you from making excess repayments (if you wish to) but doesn’t force you to make Principal repayments.

I have to admit I have not done a lot of research myself but I feel the houses at Commonwealth Games Village in Parkville should be a good buy. The village is only 3-4 kms from CBD and is well connected by public transport.

I agree with HookamC. You can make a lot of deals cashflow + by putting in 35% deposit.
You also need to consider the capital growth prospects. Serviced apartments usually have long leases and the capital growth is usually limited. There is not a lot you can do to increase value of the property for both rent and capital growth.

I agree with demkel, the easiest thing to do will be to do minor renovations with a view to increase the rent – painting, updated kitchen/bathroom, new carpets, new carport, etc.
Or if you have savings, put them into the property so that your loan repayments are reduced.
