It’s hard to say how much you can save without knowing you salary etc. roughly may be you can 30% of interest paid by you to bank.
You don’t have to pay CGT for next 6 years if this was your PPOR. but you have to check this with accountant.

You right you can get money back from the tax office to keep you cash flow good. But I think when you will sell this property you have to return back this tax etc to get exemption from CGT.

As Derek Calculated you have atleast $56k equity to invest. one can say more after looking at your full postion. But just looking at your salary you should be able to borrow more to invest.
according to me one should invest if got equity.

Welcome to Forum!I calcuated roughly
Interest on 202k at 6.5% = $1313 permonth
Body corp fees = $110
Rates = $67
Water = $38Which equal to $1528 per month Then there will be rental manager fees and vacany also. So it’s not really positive but yes good return and can +ve after after tax.
Don’t know much about the area so can’t say much but return of 9% is not bad. as people can’t even find that much return.

Need to more information to tell you with more confidence. But looking at your situation if you don’t have any other big debt you should not be having any problem getting loan.
There is no restriction using other state broker. I have clients from every where.

Trust distributes profit to beneficiaries only. And then beneficiaries pay tax as normal. If you buying negative geared property than Family trust is not a good idea.

Trust don’t pay any tax.
Look into Hybrid trust.
