Hi Pgrim,
There is no problem in getting loan from here for NZ property. Yes not all lender here in australia will lend for NZ properties . I got some lenders who are happy to lend for NZ properties.

You Can get finance from here or you can get loan from NZ banks. I got a lender they give pre approval for NZ in 48 hours.

You Have to be in your PPOR for 6 months to claim FHOG. this 6 month period can be any time between first year since the date of settlement.

11 second rule is just for rough and easy calculation of rent return. You have to consider other things also when looking for properties.

If your pay be 95K and you don’t have anyother loan etc. you will be able to borrow $495k easily.
I understood what you were trying to say when you mention about gf and partner. yes you have to come up with some sort of agreement. one of my friend doing almost same thing. They are buying one house to get FHOG using one person name but they have plan to buy another house soon using other person name and get another FHOG.

Hi Bradles,
You can borrow up to 90% of $550k which is $495k. So you can still borrow $100k extra out of this property and can use to buy another property.
Repayment for this loan won’t be tax deductible as another investment property is going to be under your friend name. But Interest only loan leave you more money to do other things.
You can contact broker to see more options with loans.

I also did their seminar last year I guess it was for 2800$ or so.
Worth or not depends what you know and what you want to learn. They teach all the simple strategies which I was knowing but could be good for people with no or little experience.I guess there were about 200 people.

I have done 3 day seminar with ESC last year and this guy was there and talking about property development and lease option etc. He talk about development I think last year he was charging about $1000 for his one day seminar.
