    Tara,

Understand that there are always good deals out there you just have to be patience and diligent and wait for the deals to come across your path the more you look.

I had a vendor (seller) who did the same thing as what you have experienced. It was a 4bed brick home for initial agreed $89K … When I went to sign the contract the price had moved to $93K and when the agent rang me she said that the vendor now wanted $97K for it. I knew that there were no other buyers wanting the property at the time and the agent was not very happy either as I questioned whether the vendor was using baiting tactic to sell the property and the agent agreed with me that it seem to be that way. I declined to proceed any further with the contract.

Those vendors just waste your time.

Check out and confirm the numbers i.e. the rent return and if the numbers stack up get them onto a contract fast. However, if they are going to play funny games then simply walk away.

    Regards,

    Hi Rie,

You must ask yourself the question ….. How do the brokers make their money? … by writing more and more loans. By getting a line of credit they only get to write 1 loan with you depending on how you use it …. quick cash deals are great for LOC. If you use a line of credit you can property trade (buy 85% below the maket and sell at 105% above the market under a quick cash scenario) …. I use a LOC to do this. The great part of it is that you only pay the bank fees once at the start rather than every time you do a new property.

    I hope this helped.

    Jason

    AD,

The lengths you will go to wrap a property …. I went to 1.5 hours from home to wrap properties but found the distance a absolute killer.

    Tony,

How are you going … I am trying to do as little as possible to generate my business …. but any words of advice would be helpful, we have done the following:

    1. We use a professional secretary service as the focal point for all our buyer, ‘we buy houses’ and real estate agent enquiries. It is working well in screening our buyers.
    2. We automatically email out to 30 agents fortnightly to find properties plus pay them a visit once a month.
    3. We are currently looking at a real estate agent to cashflow and property manage all of our properties … that should be finalised by the end of next week.
    4. We use Rick Otton’s lock box key system that works extremely well, which allows people to look through the potential property without me being there.

I believe you make your money doing the more and more deals not administering each deal … that is why we have done the above … I am more interested in setting up more deals (matching buyers with properties).

Please shot me your direct email address at [email protected] and I will shot you an email …. I am always open to new ideas.

    Regards,

    Jason Moore

    Hi Nick,

My name is Jason and I might be able to help you. When you are looking for a home get the seller to do a “head to head agreement” (general written agreement) with you that the seller will vendor finance the deposit (15% – 20%) to you over say 7 – 10 years period. Then get your broker to find you a financial institution to fund you the rest. The FHOG pays for your legals, loan costs and any thing left over can go towards your deposit.

With a wrap you will normal pay over the market rate on a house, with the type of transaction that I am suggesting you will pay the market rate or a little below.

A good friend of mine who is a real estate agent sets these deals up all the time.

    I hope this helps,

    Jason Moore

    Hi Tony,

It is Jason Moore from Queensland. We are now up to 10 properties (peanuts compared to your housing empire) that we have wrapped of which our most recently one we did as an assignment of contract which was really cool and probably the way we will go in the future. The assignment of contract method that we are using has taken 6 months to research, trial and hopefully perfect …. as aways the first couple of times we tried to do it were unsuccessful, but provided BIG learning experiences … which have got us to where we want to be … Now as long as we find the properties at the right price this strategy will work very well.

    Hi Steve,

The solicitor that I use is Mark Game and he is value for money in my opinion. He is a solid client base that do wraps of varying degrees (residential and commercial) and is currently looking into lease options as well. His details are:

    Mark Game
    Aylward Game Solicitors

    Phone: (07) 3236 0001
    Fax: (07) 3236 0005

I hope this helps you to get started.
