its pretty silly of me but i didnt ask them to give me any written quotes at all. i guess i didnt know if they would charge me for the quotes, and if architects even work that way
yep, when i asked i told the architect ALL planning and permits before construction. So id imagine he would be aware of all the fees and so on involved.
So i guess it sounds about right then
ok met with a few architects. Apparently i can build upto about 60% of the land. They seemed like pretty good architects, answered any questions i had. I asked them how much i would be up for when it came to all the planning before the starting of construction (plans, permits,surveyor ect) they estimated around 12k
does this sound about right? To someone that hasnt done this before, it sounds like a lot of money, but then again im a newbie.

i also think you should stay there, dont be in too much of a hurry to buy a zillion properties at once. Hopefully in time you can borrow some more money from the bank as the unit appriciates in value.
For now i suggest your keep reading and try and take in as much information as possible so that your ready for your next investment.

gross i know i can learn a lot from you, you seem a “straight down the line” type of person. I like this approch, like you i feel that if this approch is not taken things dont get done. Im a little confused about your reply to my post.
When will i find out who the planner is ? Might it be when i make the application for the unit ?
Do you suggest i send the unit application in myself? i remember someone on the forum telling me to take the architect out of the mix.
do you think this is the correct approch ?

i got in touch with a few architects that i will be meeting on Monday, i guess i will tell them what i want done and see what costs i will be up for during the process. One has already mentioned that it could take about 6 months to have the permits approved.
Ive asked them to bring some other units they have done in the past just to get an idea of what type of work they are capable ofi will keep you posted [biggrin]

im not sure why you NEED to know how old an IP is? what exactly are the benifits of knowing the construction date ?
im also in support of this idea, like you gross i concentrate on my own market and turn a blind eye to other areas outside my state.
It could also help those like me that find it hard to invest outside of our comfort zones.[biggrin]this might be something i really need to think about some more, especially in regards to my accountant, i bearly know his name ! [blush2]
ive been to the council and am now in the process of geting a design on paper. Once that is done i have two options, owner builder and getting a builder. Might it be wise to use an AV jennings or devine homes (Melb)type builder ? Do they even build units ?
May be there are builders people have used that they could recomend? Like the rest of you investors, i want the job done good and cheap !! [biggrin](Melbourne based)
you might need to strongly express your concerns with the property manager. What i have done is advertise with 2-3 real esate agents and told all 3 agencies that who ever got me a tenant first could manage the property, got a tenant fairly quickly
