    Good calculator Jaffa!

    I was wondering if it’s possible to add a second loan for the purchase of the one IP.
    Say you bought an IP and split the loan.
    1st Loan 80% of purchase price to avoid Mortgage Insurance (IP as security) and the 20% balance from a 2nd loan (LOC using the PPOR as security).
    2 Separate Loans with 2 different Interest Rates.

    Inna,

    as far as I know, being an Owner/Builder and not a Registered Builder in QLD., we are not allowed to sell the property we’ve build in the first 2 years. That was quite a few years back.
    Lately they’ve changed it to 5 if I’m not wrong. Might be a good idea to check it out before you start.

    Also the TAFE college has got a course for Owners/Builders.

    Another option is to look for somebody with a Builders Licence who isn’t active anymore and pay him for using his licence and looking after the buildingworks till the end.

    Sis,

    as far as I know we could use the LOC for the 20% deposits of the various IPs we intend to buy (to avoid Mortgage Lending Insurance) and to pay a downpayment if we need to do a quick purchase.
    Let’s say we’ve got $100,000.- LOC and the IPs cost $100,000.- each.
    $20,000.- deposit for each IP. Then finding another loan for the balance of $80,000.- using the security of the IP.

    Correct me if I’m wrong.

    Hi Brent,

    what I meant was, when I clicked on one of the links in one of the forums, nothing happened. The website related to that link didn’t open.
    It’s not necessarily that there’s something wrong with your website.
    Usually it works, but now to open the website I’ve to rightclick on the link, copy shortcut and paste it in the address.

    This also happened when there was a link in one of the emails I received. It’s a general question.

    As Owner/Builder would you then be able to sell the Duplexes in the first 2 or 5 years?

    I was there last year. I’d love to go again to hear you speaking Brenda and of course to listen to your experience. I’ve always enjoyed reading your threads in Somersoft.
    Unfortunately I wouldn’t be able to make it. I’ll be out of town over the weekend. Shame.[glum]

    I can only hope that you’ll contribute here as much as you’ve done in Somersoft’s.

    The rules of world swimming governing body FINA is as follows:
    Section SW4.4 states: “Any swimmer starting before the starting signal has been given shall be disqualified.”

    Tough rule! Prefer the 1 false start like in the 100mtr. sprint athletics.

    All the years of effort down the drain because of one single mistake in a split of a second. Very sad.
    Are the rules for machines or human beings?

    Hey,

    take it easy. The woman involved wasn’t necessarily a Qantas Flightattendant or any another airline’s for that matter. She might just be another passenger who was waiting for her flight.

    But I agree with Chan, I like SQ still the most.
