    Hi

    I’m a cabinetmaker from Mackay up here we charge $500 a metre to build and install and i think it’s about $80 a metre to install but also there’s a 7 month wait at all the cabinetmaking places so the prices might be a bit high compare to where u live. if you can find some one to do weekend work you can get it pretty cheap.

    Hi

    When i make an offer on a property i say to the agent that i’m offering (what ever the % is)under the asking price and the reason. I find saying it this way it sounds not as much as saying the amount
    eg
    house price $420,000.00 10% under is $42,000
    still means the same just a different way i find to work better than saying i’m offering $42 000 under the asking price.

    unit : rents for $260 repayments are $98 dollars a week
    house : rents for $220 repayments are $152 dollars a week

    unit : loan is $62000 bought 3 years ago and is valued at $190 000
    house : loan is $97000 bought 3 years ago and is valued at $220 000

    I’m a cabinet maker and slowly building my own property development business and construction business on the side. At the end of this year i will be leavin cabinet making to look after my businesses full time.

    Could someone please tell me if you buy it using a company trust who’s name goes on the contract . does the trust or the companys name go on but mention that the company is buying on behalf of the trust

    i looked at doin this to a while back as there is a huge demand for accomadation the only thing was that all the carvanparks were full and there were waiting list of about 30 people but i think it is a good idea

    One thing to watch is that there is only one ferry going over to the island and the island owner runs it so he can charge what ever he wants which i’ve heard he’s been doin and the builders aren’t to happy about it just the talk around town.

    I bought a house about 3 metres away from a train line for a great price it is cashflow positive and always rented manly because its so close to everything. You could negotiation the price a bit lower cause it is near the train line.

    Hi guys

    I tryed using this method but found that i had a credit card i would buy a bit more than usal so now i just get out $50 for spending and live on that if i spend it to quick it’s gone and i have to do with out but it works out good for me.

    Hi Everyone

    I’m 22 and bought my first unit property using the fhog and used none of my own money at the start of the year and I just bought a house to do my first wrap my goal is to have 12 houses by 2008 and be financial independ by 30 and i believe if I can do it anyone can I’m not the smartest person.

    Hi Anna

    The first thing I do when looking for a property is see if the 11 sec solution works if so then do the numbers and if the numbers work out to be postive cash flow and i like the property after inspection I’d make an offer surly you won’t go to wrong if the numbers work.
    If they are having problems getting tennants find out why and do somthing different like offering the tennets a monthly reward like movie tickets.
