    Hi everyone

                         I have a mate that does this he buys big houses near the centre of town with 5-6 bedrooms that would rent for $350 a week and then does them up and rents the rooms out for $150 a week and he does very well out of it.

    Hi slapbass

                       I'm from mackay and started investing here and the bowen basin about 4 years ago all of mackay seems to be a good place to buy as run down areas are getting better with new high rises the best advice I can give is do the numbers if they work buy it and there is still cash flow positive properties in mackay.

    p.s the first is always the scariest

    Hi Mang

                The zoning is high density i could built 4 units on the land if needed. I don't want to separate the units but keep them together if i build a wall though the centre and turn them into a duplex is there an issue with the property now being 2 residents.

       I've seen in a unit once that didn't have a lundry room they turned under the stairs into one and it worked well for the unit.

    buy more property i love doin the deal i'm too hooked and don't believe i can stop doin deals and learning every day on bigger ones. plus u get bored sittin a home when all your friends at work.

        everyone i'm from mackay and quit my job as a cabinetmaker and went up there to renovate my house in ? 5 weeks ago it's finally finshed i turned a 3 bedroom house into a 6 bedroom with 2 studys looking for my next house to do a flip, hopfully the bank will lend to me with no job.

    hi i'm 26 started 3 years ago with $14000 from my car i sold
    all investments
    2 houses 5 units owe $850 000 return $2000 a week worth 1.7mil and bought most of them in the last 6 months theres a deal a day

                       My bank told me that they won't lend to me cause i have to much property for my age and i'm to rent dependent when I get all the contracts signed i'll give you a call.

    Hi Revolution

                             I started at the age of 23 with a debt of around $30,000 and i started with no help from family as far as they were concern I was doing the wrong thing and no money and now at the age of 26 I have 8 properties all of them have a yeild higher than 13%. I put it down to learning as much as possible about investing  also having a go and when ever someone says it can't be done find a way that it can be done.

    Hi Boshy

                   My first property was a unit in mackay for $40 000 that rented for $115 in 2003 since than i've bought more property using that property as equity and now i perfer to buy units than houses but it always comes down to the numbers.

                   Yes i have bought a cheapie IP in rural area that provides a better rental return and still managed to go onto better properties.

                  I live oppsite the airport and never worried me but i've lived there all my life it is close to town only 5mins drive and the closes 4 bedder i could find on the south side of town was around $350 000. Thats just my opion theres a good deal every week even in mackay.

                         There's properties in mackay to do up at great prices i found one 4 bedroom for $275 000 in milton st and 5 weeks ago i put a contract on a 4 bedrroom unit, 2 bedrrom unit and a 1 bedsitter for $385000 returning $660 a week.

    Hi Scott

    Yes the properties I own are were built before 1985 and i have done all the renos to them the problem is for eg. A 2 bedroom unit I fully renovated ( fully air coned, built in wall robes in both rooms, new kitchen, bathroom and laundry) cost me $7000 cause i did it all myself as i’m a cabinetmaker. But would cost more if someone did it for me about ($16000) This is why a QS would be better.

    Is there any way around claiming what it’s worth not what it cost me. And if not will i ever need a dedepreciation schedule if I do this to all my properties.

    Hi

    I just rang a quantity surveyor to get a dedepreciation schedule for my properties and she said that i’d be wasting my time cause i’ve done all the renovations myself and have the reciepts. Is this true
