http://www.preciserealty.com.auThere is no set time for locating a tenant. The best way to combat your property being vacant is to list your property with 2 or more agents. You will find the agents will work harder to obtain the management and your property will have more exposure in the market.

A tenant is signed up to pay $270.00 per week and the bank has revalued the house for $270,000. Plus I receive tax benefits of $10,000 for the first 3 years. Not bad.

The tenant must pay the water usage. It is in their standard lease agreement. I’m assuming there is a separate water meter. It is also the Real Estate Agents responsibility to take the water meter reading when completing an in-going report.

The Melbourne market in general is declining. The economic forecast for Victoria over the next 10 years is not good. Whether you spend $175 or $375 on a unit or house in Melbourne the question is will it be worth much more over time.
I would be investing in Queensland or WA. These two states are experiencing significant population increases and the economic forecasts are extremely positive.
