Yes we want to settle on the land first so we are looking at obtaining finance for the whole package, to build in around 3 months time.
Are lo docs the only option, don`t they have higher interest rates and restrictions,disadvantages?
I will be signing a contract for the land this week, including a 3 week finance clause so will have to organise the loan within that time, including getting a builder`s quote?

I know some other parties have placed caveats and planned class actions, I know the subdivision will soon be registered. I just wanted to know if there is any hope of still settling on this block and whether these greedy developers will get away with it.Clinton

I am in England at the moment so I will let you
know if i see the show. We are over here for a year
after being in Bargara and Bundy for a year.I agree, it is underrated and is on the way up. We sold our property there before we left as it went up 80% in 4 months.
We are planning to return to the area after our stint here and buy or build further properties.

Thank-you for your post. I agree that you have to be certain you can pull some equity out of the property to pay out the tenant, my property that I have in mind for it is at about 70% LVR and increasing rapidly, so I’m confidant.
Have you done this sort of deal before? If so, where would you suggest advertising for this type of deal?

I see no reason why there can`t be both available on this site.Ie. People passing on deals for free and people passing them on for a fee.
After all if they`ve done the hard work, why not?The buyer still does their own due diligence to decide whether it`s a good deal or not before they buy and pay a spotter`s fee.

I`m time rich money poor! I invest my time learning and searching the area I live in so why not get some reward for my efforts?I`m sure if there are any disreputable dealers out there they will be quickly found out and shunned by buyers. But if they come up with the goods, investors will appreciate it because they would not have time to find deals otherwise and any costs would be more than paid for by a good investment.
If a spotter`s fee is only payable if the property is purchased, where`s the harm?
It`s a win/win.
Sure, it is kind to pass on information for free and I will at times, so why not both?

1.I am looking at the Wide Bay to North Queensland areas but will look elsewhere if required.
2.The spotter`s fee will be proportional to the price of the property, I will have a definite figure shortly.
3.I think it`s fair if the fee is only payable upon purchase of the property so that it`s a win,win situation for everybody.
