    Hi guys thanks for all the nice comments

    I do actually have two properties, my PPOR and an additional unit as an investment. In my workings out i factored in selling this and using the equity to pay down the rest of my home loan on my PPOR.

    I never really had much of a clear goal, just bought two properties when i was young and concentrated on paying them off. I have worked hard but still enjoyed overseas holidays and spent most of my Saturday nights at the pubs and clubs.

    I have often thought about continuing to acquire more properties with the equity i have built and i think i will but i really do find some comfort knowing that in 12 months time if i wish i can own my own house, the great Australian dream, lol

    The reality is that I'm sure i will continue to work in some way I'm looking forward to leaving my job and finding something I'm more passionate about.

    Just thought I would give you an update, after alot of thought I have decided to……. grow a pony tail, lol

    Nah, I have done some research and allot of thinking and am looking to start up a agriculture contracting business. It will be long hours but only for short periods which I am comfortable with. The only issues is to get this up and running I am going to need about $150 000 to purchase my machinery.

    Any one got any ideas about the best way to finance this?

    Best just to start with my local bank?

    I think you may find that even if they did drop stamp duty house prices would rise as a result effectively leaving purchasers in the same affordability postilion

    Its only my opinion but I would be nervous about buying in Lucus. Have a look at the number of properties up for sale and how long they are taking to sell in “the Chase” the last subdivision out that way. To me it just seems like sprawl, and will travel time to the CBD could be up to 20mins during peak times.
    Having said all of that there is not much other land available around Ballarat if you are wishing to build.

    Some good tips but I don’t fully agree with point Number 1 or 2.
    Usually companies that charge other costings apart from commission will have a lower commission price, so can provide a cheaper service overall. They also usually have better advertising, whether that be larger adds in the local paper or priority listings on realestate.com.au

    The other thing to consider is this….. If the agency is paying for your advertising every week do you think they are going to bring you the best price or the first price? Will they continue to push for more dollars if the weekend is nearing and they have to fork out more money for the local paper advertising or will they just try to wrap the deal up?

    Another good questions is to ask is for the Agencies average days on market, also get them to provide some previous results and compare the selling price to the first list price, this should see if they are over quoting to buy listings or not.

    So it sounds like everything in life really, you get our of it what you are prepaired to put it,

    Yes ksherwell i am looking at getting into the industry. I currently manage a farm so it is a bit of a career change but its something i have always had an interest in. I completed the Agents Representative Course in the second half of last year by distance learning. I like the idea of being rewarded for hard work. I am used to working up to 100 hours per week during peak times so am confident i will be able to put in the hours needed to get the results i want. I'm 25.

    Hi

    Not sure what state you are in but I' am 99% sure that in Victoria it is a 3 day cooling off period, and even if you get someone to sign a document to waive there cooling off period, it will be void.

    The fact that you say it is a 5 day cooling off period means you are most likely in a different state.

    Why not just be honest and say that you are thinking of starting you own agency and want to know how much money you will make.

    Hey mate

    I bought my first property a small flat for 140K just after my 20th birthday. Lived in it to get the FHOG which was 10k at the time and then rented it out. Waited two years and then bought a old weatherboard house in a good locatition for 190K. Rented it out for a year and now live in it with my gf. Re-weatherboarded and rewired it. Still needs the stumps done. My plan is to pour my money into my homeloan and try to pay it off by my 30th birthday. Unlike others on here I dont have serveral of properties. The way i look at it is if I can own my house by the time i'm 30 then all i need to do is work enough hours to put food on the table.

    I have found out the it is a Conite construction. The problem being is that no one can tell me if there is cement sheeting underneath it or not? If anyone knows about conite and has an opinion i would be happy to hear it.

    Hi Gilan

    Glad to see another person from Ballarat on here. I dont know the answers to your questions but I would suggest having a chat to the agent about it. Ask them to query the owner. They can hopfully tell you if the weatherboards are still on – I'm 95% sure they would be and they might be able to give you the name of the company who put the cladding on which will enable you to call the compnay and have your asbestos question answered.

    Thanks for the reply Brian

    It sounds as though I have done a few things wrong. The builder has put all the wetherboards on. The ends of the boards have not been primed and will now not be able to be. I am unsure as to what type of nails he used, what is the issue here? I will go to the weatherboard supplier this morning and get the details of the "primer" off them. I've got to say that I am rather annoyed that they market them as pre – primed when they are not. I'm sure many people get caught out with this.
