    Yeah done that also, I might have to refinance as a last resort and increase the debt.  Is that better than selling? I will be eating into my equity though!

    what are your thoughts on that?

    yeah done all that! I have might have to bite the bullet and sell though with a big loss but hey you have to learn sometimes!

    Hi John done all that it is new property only 2 years old on  a big block but even when the rent increases next year will still be negative cashflow.

    Richard how much would you need in your SMSF to borrow for a property?  Would you need a minimum balance to make it worthwhile, also who do you see about setting up the SMSF so they understand how it works etc.

    Hi Richard can you explain in basic terms what this means for property investors.  Does that mean we can set up a SMSF and then borrow to purchase IP's.

    I thought most mortgage jobs were commission only.  What do you think of Aussiehome loans as a provider and employer of training and brokers?

    Hi Amanda do you renovate and sell or renovate and hold?  What do you think is the best to build up cashflow also how do you get finance arranged to do this?  I am still learning how to work it out.

    My Tips would be!

    1) Don’t ever sell you will lose out in future capital growth like i did before now i will not sell!

    2) Don’t buy depreciating assets like wide screen tv’s etc – Wait until you have some many assets you can afford to buy what and when you want in CASH!!!

    3) Get your A Team sorted before you buy a property or any investment – get great Accountant, Lawyer for estate planning etc, Mort Broker, Real Estate Agent, Property Forums and get the right advice from people who have made it!

    4) Don’t listen to people who are not making at least 3 times your income otherwise they aint qualified to give you the right advice.

    5) Be the 5% of wealthy investors not the 95% of pretenders!

    6) Build up your investment library and buy many books on property, shares, business etc

    7) Start a part time business and make it work for you not work in it!

    8) Research, Research, and more Research

    9) Ask many questions silly ones, etc you will get at least one good answer!

    10) Getting rich takes time and patience but have a cut off point don’t want to be rich at 90 and then can’t enjoy it! Write down your goals the most important ones and follow them until you achieve,

    that’s it from me and still learning and loving it![cigar]

    Sorry i am only paying interest only on my own PPOR because i want to later on transfer it to a trust, then buy another PPOR. I have a personal LOC just for personal expenses etc. I also have another LOC against my IP which covers the negative shortfall.

    Just wanted to know if any difference between Offset and LOC but now i understand.

    Hi Terry looking at your answer regarding bringing a wife into the loan for the borrowing for the Trust. I want to ask your advice if i am working full time and my wife is working full time.

    Say i want to borrow to buy a house through my HDT i get the loan in my name and then lend it to the trust who in then purchases the property is that correct. What if my wife also wanted to purchase a property could she do exactly the same thing and then get a loan in her name and lend to the trust and the trust can buy it for both of us.

    is that how it can work, i am still learning.,

    Thanks for the reply. I have 1 PPOR and 1 IP in my own name and want to purchase another IP in a Trust because i want to purchase multiple properties in the future and want estate planning, protection, income splitting etc.

    I spoke to one accountant and just can’t get a direct answer or may they are waiting until i join up then they will tell me what i should do.
