We owe 200000 on the mortgage and need at least 40-50k cash. We live in SA so thought we could not Vendor finance deals here. I am open to all information though and will look at your sites.

Thank you so much for that. Like everything you need to scope all avenues carefully. I worry about property with a mortgage and an IRS lien sitting right under them and code violations and have not found a site to look this up as yet. Congrats on your purchases so far, that is fantastic to hear. If you have some trusted repairers, agents etc please feel free to send there info to me. would be great and yes save a lot of time too.
I am a very hands on type person with reno work (in Aust) and are fussy when I do repairs so yes I do find it hard to trust others to do the right job. Am getting better though slowly but surely.
Love to here other perspectives on all of this stuff, I like Steves and Tommys knowledge but they are in a different situation to us, (investing wise) well me anyway. So that being said if others are closer to my situation it is a good inspiration that you all post your ideas on here. It all helps us all, it is a big world with plenty for all that wish to look. I keep nothing to my self when people ask for my information and love the return from others.

Thanks for you input, I understand that Steve and Tommy suggest this but it would have been the same situation the first time around at the training. I will still look into deeds as My wife knows a few people now around the states through her home staging business, and yes It is best to have people look at homes for you. (that you can trust)Liens I dont worry about as will chew up any profit quickly to do this. Stu and Tommy by the sounds of things still buy site unseen quite a bit, but yes do know the areas. A bit of research like in Aust. you can work out good from bad areas.
I would not travel from Adelaide to Sydney to look at a house. But yes we know our laws and how things work here.
I have got Liens in Florida, various counties, The foreclosing one I have started on I did through https://www.realtda.com/index.cfm?
They quote it all up for you and get the ball rolling. It was not to much more $$ for this. County was Polk County. I had 2 liens on this property I bought them both at the same time 2007 and 2008, I assume the county owed the others as now they are all paid out. Approx cost for me in total is only $2100 and property is assessed at $29000USD. Just tried to look up costs added to start foreclosure, but site is down I think it was around $200USD No time is given to how long it takes for it to go through, I think it is 60 days of the top of my head. House was more country on good size block with a 1994 homestead. Not to much to lose if goes all wrong.

CheersJust a quick up date on HSBC, I have it all set up now and seems all pretty simple. Just awaiting my ITIN number so we can get started. I also have transfered some money direct to the HSBC US account through my PayPal account. It is probably not the best rate but was easy to set up and no fees have shown up at all for doing this. I just nominated the US accout instaed of my AU account. It took a few days to clear.
Has any one received there ITIN yet?We are looking to keep in CF+ and so we can continue buying houses. As it stand we are a ittle maxed out with the banks. We did try selling it not long ago but fell a bit short of the money needed. It is a positive house at the moment through holiday rental but the banks do not regard holiday rentals as a permanent rental agreement. There is quite a few reasons and we are open to all suggestions.

Can you clarify, were you advised you had to set up a HSBC Australian savings account? If so, i could understand that you will get charged to deposit a US drawn cheque (all banks do this, but the fee varies though). If thats the case I would just accumulate the cheques and send them to the US via registered international mail to the HSBC branch where your account will be located.
I have been looking at HSBC too. From my reading of the documentation, I should only need to set up a US cheque account. The only downside for these accounts is that they do not provide interest on the money in the account and they do have monthly account keeping fees (if you are below the minimum monthly amount).

I was advised against a HSBC Australian savings account. Just to costly for small transactions. I was rang the other day from the US bank about something with my application and I asked the person on the phone about banking a cheque into that account and he mentioned to me I could have the cheque sent to them as long as I informed them it was coming and they would deposit it for me. I guess it has to be sent to me first and then I send to the bank from Australia, bit of messing around but simple enough.
Yes I just set up a US checking account. Fees are $8 per month if less than $1500 in the account $3 per month for amounts over $1500.I am currently setting up an account with hsbc and i was told by them that the US checking account is for internet banking only. To bank a cheque with hsbc you also need to set up a savings account with them but I was advised that it will not be worth it if cheques are of low value. They have to send the cheque back to the US to varify it, then it gets returned back to here. This can take up to 6 weeks also. Charges of $18 min each time it is posted along with other fees.
Hopefully most of the US counties will get up to speed and be able to do direct bank transfers into our US accounts. I have emailed Lee county asking if they will be heading in this direction soon, still awaiting a reply.
I assume if worst comes to worst we can post the cheque ourselves to our US bank for them to deposit into the account. Well hope so anyway.

I am a home stager in SA, for a 3 bedroom home with 2 bath would cost you any where from $2700-$3300 for a 6 week rental period. I prefer a 6 week period to allow any conditions that are usually put into a contract, eg. finance etc.
Make sure you interview your home stager and look at their portolio of properties they have staged. Most companies will give a free consult and will only charge a consulation fee if they are giving suggestions for improovements, decluttering or furniture placement.

In most cases of homes I have staged they have received offers anywhere from their first open to upto 2 weeks at the most!

Have looked over the net etc but not to much on his product other than his own web site. He sells it well, like he should but the main thing is, is it as good as it sounds. Dont mind paying the money for a product that works and as you have said Dan42 does he earn his wealth through the training and program or from share trading? Depending on your sizes you may be able to purchase ready made from either bunnings or ikea. There are also companies that specifically only sell benchtops, i generally google or use yellow pages. Sorry I'm in SA but it may help….Thanks for your opinion on house crashy,
Do know there are few things we could have done but knowing the area would not have been worth the extra expense. We did have a couple of offers on the house in the 225+ range. All 30 people through the house on the weekend loved it and not one negative was said. House is in housing trust area and if you were to look at others in area you would see that is a cut above the rest. Garden out the front would have been done first thing but tree loppers could not remove 3 massive trees any earlier, therefore slowing gardes up. We are also on no watering restrictions here so no point putting in lawns only to have them die off.
Thanks for feed back and will change a few things you have suggested, but was really after Advertising locations eg. we have it on domain and was after some other good places to advertise.
